It is only 10 minutes’ drive from the myriad attractions of the medieval city of Norwich and is a fisherman’s delight, with its large decked area and garden leading down to the riverbank as well as private mooring. It makes an ideal holiday base, as it is only a short drive from a river centre, offering a range of water sports. Whitlingham’s dry ski slope is close by and the area has many country lanes, which are lovely for walking and cycling. Dinghies and day boats are available for hire nearby, and shops and inns are within 0.25 miles. Ideal for exploring the area, the fabulous sandy beaches at Winterton and Sea Palling. Visit Great Yarmouth for family fun, Wroxham the ’Capital of the Broads’, where you can take a river trip, BeWILDerwood the treetop adventure park that the children will love and the RSPB Strumpshaw. Shop and pub 0.25 miles. Ground floor: Living/dining room with oak floor. Kitchen. Utility room. 1 twin bedroom. Separate toilet. First floor: 2 double bedrooms, one with balcony door. On arrival cottage very cold- room stats set at 14/15 degrees (in December) & couldn't be altered. Couldn't contact agent or owner so after a long journey spent evening sitting wrapped in duvets to keep warm. Next morning shower only lukewarm. Got hold of owner next morning who responded quickly whilst we were out and left fan heaters, 2 bottles of good wine & had adjusted the stats so warm & cosy for the rest of the holiday. House well provisioned although no welcome pack except a carton of milk & the toilet rolls were rationed! Enjoyed the rest of the stay but would not go in summer - wouldn't be able to cope with the traffic noise when sitting outside. Lovely places to visit around and about and the Norfolk beaches are stunning. Thank goodness we had a 4x4! When arriving wondered where on earth we were going - passing scruffy properties looking like scrapyards along a long unmade very rough track full of potholes. When we left, the river had flooded during the night and a long stretch of the track was under water. If we had had a saloon car instead of a 4x4 we would not have been able to leave! Although a lovely cottage after getting the problems sorted we would not recommend or re-book because of access and traffic noise.

As a group of 6 people aged from 57 years to 74 years we had a lovely time, this house had everything you could need for your stay, fishing was great, it was a great week away from all the stress of day to day life, wifi here was excellent, the kitchen has everything you need for a self catering hospital.

This is the second time we have stayed. Please please please could the Windows be cleaned and cleared of all the spiders webs. Apart from this love love love ed it again.

A warning should have been given regarding the track leading to the house, which had bad pot holes, making it very difficult to drive down, and caused scraping on the bottom of the
mercedes car. A 4x4 should be recommended, especially after rain.
Also it should be explained that you have to operate a level crossing, with gates to open and shut.
The actual location is nice, but getting to it I would not recommend.
The house is a littler small for 6 people, as there is only one shower.
