    We love this cottage, it has every thing you need for a great holiday New flooring,new bed and new decking outside. The location is ideal for visiting loads of places. Been going there for the last few years and will book again for next year.

    Merlin enjoys a good location for either touring or fishing on the Norfolk broads. The property is slightly tired on décor, marks on walls etc, but is reasonably equipped and comfortable. The downstairs patio, accessed from the main bedroom requires attention due to its condition. We would not stay at the cottage again due to nightly noise from the cottage next door, Kingfisher. When we asked the occupant & her friend to show consideration at 23h30 we were told to get back inside. We did report this on the cottage assessment form on leaving. To sum up, the cottage represents value for a group of anglers or similar due to the price & location of the property. However, look elsewhere if you are looking for peace & quiet.

    we had a wonderful time the cottage was just what we needed and very well equipped. We even found some salt in a cupboard. A tea towel and dish cloth was supplied which I wasn't expecting. My only reservation was the fishing which was mentioned on the details of the house but we couldn't find it.

    Superb location, peaceful and scenic. Very spacious and well equipped. Outside areas looking a bit tired. Very handy for the Sutton Staithe Hotel. (meals and drinks). Good to use as a base for the seaside and the broads.

    Ideal location for getting straight on to the water. A very pretty location. The boatyard next-door was excellent and the staff very helpful. Nicely placed, with a car, to visit some great beaches too. The cottage itself suited our needs for a long weekend perfectly. The outlook from the deck was nice but the main road, although well hidden, is pretty close noise wise. We soon learnt to ignore that though and ate outside happily. If you want absolute quiet it's probably not for you. Breakfast at the pub/hotel 40 yards away was very good value. The cleaning/management company were extremely helpful. There is no broadband / wi-fi. Yeah! Those more dependent members of the party relied on their mobile phone data. We weren't there to watch TV but, even as a museum exhibit, it did work just fine (as did the DVD). Comfy sofas and a nicely equipped kitchenette.

    The cottage needed a bit of decorating as marks on wall and also furnishing grubby, patio outside bedroom not inviting. Lovely new shower room. Location good to visit the coast and the broads.

    There was a 'stain' on the sheet of the twin bed next to the window. I didn't notice it straight away, most unpleasant and totally unaccepted. Why did the cleaner not see it?Had to wash a lot of the crocs before we could use them. Cushions on the sofa will benefit from a wash, they were dirty. Terrace leading out from the double room tatty with weeds and garden debris which had been cut down and just left. As I paid over £700 for the week I would have expected a better standard

    We enjoyed our stay at this bright and comfortable "upside down" cottage. We didn't buy the wifi as with O2 had 4G signal throughout. We would have liked better window covering in the bedrooms as were woken at daybreak each morning as there are only vertical blinds which didn't block much light. The noise from the main road didn't bother my husband but did detract from this peaceful and tranquil corner of the broads.

    We spent a weekend in April. The accommodation was excellent and in an ideal location to explore Norfolk. The interiors are high standard generally: the bathroom was clean and the kitchen bright and very well equipped. Decking on the 2nd floor terrace looked a recent addition. A very cosy family retreat. We’d definitely book again.
