Couples and family bookings only.\n This delightful cottage one of a pair enjoys an extensive enclosed lawned garden with a gentle fenced stream at the end. Boasting historic links that date back to the early 1800’s it is a Georgian timber framed farm cottage built for the workers on Birketts Farm. It is conveniently situated on the road into the village of Holmbury St Mary and is in the valley between popular walking areas Leith Hill and Holmbury Hill. The cottage has views across to Leith Hill and the stream at the bottom of the garden is one of the tributaries to the river Arun which has its origin on Leith Hill. Inside the cottage is warm and welcoming with lots of thoughtful personal touches throughout. The cosy livingdining room has a lovely woodburner in an inglenook surround and the kitchen is well equipped with a breakfast table overlooking the front garden. The bathroom has a shower over bath and there is also a utility boot room ideal to put muddy boots or anoraks in after a day of walking. Upstairs there is a spacious master bedroom with views overlooking the countryside to the front and rear. The smaller twin bedroom is set up in an ‘L-shape’. \n\nHolmbury St Mary is considered one of the prettiest villages in Surrey and is believed to be the basis for the fictional village of Summer Street in E.M.Forster’s story A Room with a View. Hurtwood Common on Holmbury Hill is the largest area of common land in Surrey and is the home to Mullards Space Science Laboratories which is the largest space research group in the UK. It is perfectly situated for walking and cycling and every year is host to the Prudential Cycle Race in July which comes past the front of the cottage.\n\nThere are many popular country inns and pubs in the locality and picturesque villages and hamlets to discover nearby include Shere with its 13th-century church tea rooms and duck pond. Also located close to the property are Abinger Hammer Ockley and Forest Green. Dorking is about a 15-minute drive and is a delightful town with various amenities plus a mainline station to London. Guildford about a 20-minute drive has a cathedral Yvonne Arnaud Theatre large shopping centre and cosmopolitan eateries. In addition to the lido indoor pool and Spectrum Leisure Centre you can find Wild Wood Adventure Park ideal for children of all ages.\n\nWonderful walks can be enjoyed along the North Downs and the most popular walks include Newlands Corner and Box Hill. Brocketts Farm makes a fun day out for the children and there are easy motorway links to get to Chessington World of Adventure. Also visit Hampton Court Palace Denbies vineyard which is the largest in the UK and Gomshall Mill. If a day at the races is for you there are many racecourses to choose from including Sandown Lingfied Park Kempton Brighton and Plumpton. Cottage is easy to find on main road through Holmbury St Mary. Very quiet and rural location in the Surrey Hills. Trees were spectacular in early Nov

Wonderful cottage very clean and comfortable the garden was great for our dogs. Location was brilliant with lots of local walks on National Trust land which we all thoroughly enjoyed would recommend it. Local pubs brilliant as well .

It is with great dismay that we feel that we cannot recommend the property, this is due to the fact that as the property is marketed as a pet friendly but due to an infestation of flying ants ( which had clearly been present for quite some time - we know this because we are familar with the lifecycle of flying ants ) the owners of the property had been putting down Ant powder and ant traps and told us that they had only just been discovered even though there was a vacuum cleaner with a bag that had a considerable amount of Flying ants inside. They did not corden off the area around the fireplace knowing full well we were bringing two dogs with us, we were just informed to vacuum the Ants up and return the vacuum cleaner to the cupboard upstairs when we had finished it. However,the vacuum cleaner remained with us during our stay because the infestation continued, in the well of the fireplace was a bottle of Ant and crawling pest powder which was considerably older than the few days we were told the Ants had been in the house and not at anytime did the owners stay in touch with us to ask if there was still an issue. As we were out most days the first thing we had to do on return to the cottage was to vacuum up all the dead or nearly dead and alive Ants which continued throughout the evening every evening. There was also ant powder sprayed on the outside of the property around the gas supply pipe to the cottage which was obviously just one point of entry. It was difficult to allow the dogs the run of the bottom floor of the cottage freely because of the danger of the ant powder. The evening we arrived we had to clear up faeces from the top of the field by the cottage before we were able to allow our dogs out. We feel that these issues should have been dealt with before we arrived and it is not something to find or have to deal with when we pay for rental of a holiday cottage ( the owners clean the cottage so they would of been aware of the problem ). This is why our review is a mixed bag and it is a shame as the rest of the property and holiday was very good.

We had a fantastic short stay at the property. Totally pet friendly with a HUGE enclosed garden. The property was spotless and incredibly well equipped. I would definitely recommend if you are looking for a quiet getaway.

We spent six very happy weeks at Little Birkett Cottage. It was just perfect and far exceeded our expectations. The cottage was spotless, kitchen well equipped, beds comfortable, beautifully furnished and a lovely place to be overall. The garden was wonderful for our dogs, and with footpaths all around for long walks they were in heaven!
