This holiday home forms part of a magnificent original gentlemen’s residence built at the turn of the last century and designed in the arts and crafts style. Within the grounds is where you will find many vantage points within the vast acreage where hidden pathways lead to more and more magic. Nearby Hawkshead is teeming with life having cobbled streets excellent eating out spots and country pubs and the village store is open until 8pm. Nearby Sawrey boasts The Tower Bank Arms once owned by Beatrix Potter and featured in her books serving delicious food and real ales. This picturesque retreat proudly stands in this enviable peaceful position and makes for a perfect holiday at any time of the year. Claife Heights is also easily accessible located behind the property and through the woods.\n4 Broomriggs has a sweeping private drive flanked by woodland and rhododendron dells which leads to ample parking gaze at that view from the terrace and enter via the side entrance hall which leads to number 4. A private entrance hall leads to the magnificent livingdining room with true picture bay window commanding the panoramic lake and mountain views. This relaxing space was the original reading room and displays a wall of oak panelling around the fireplace. Also admiring that stunning view is the king size bedroom with en-suite bathroom with shower attachment. The neat kitchen is just off the living space and the communal laundry room. There is a twin and single bedroom both with en-suite shower rooms. There is a resident manager who keeps the beautiful grounds in tip-top shape. As you wander through the gardens and down the sweeping driveway through rhododendron groves to the private lake frontage keep your eyes open for wildlife you might see deer red squirrels and a wide variety of birds.     The flat is well appointed but a little tired. Each room requires some redecoration where there has been damp on the walls around the windows. This damage may have been arrested because the windows have been recently replaced. Furnishings are all cosy and the heating/hot water was very good. Lighting is not ideal for reading/studying the map. Kitchen and appliances are top specification and all works well. The view from the bay window is fantastic and parking is close by. Some noise from other flats but not intrusive. The row boats are only available in the summer and are hauled out for the winter. Warden on site is a bonus and most helpful with information, clearing snow etc. Summary - Its an ideal base to enjoy the Lakes and to come back to after a long wet/cold day out, just needs some paint.

    The cottage smelt very musty, especially the two back bedrooms and actually had rising damp in the walls and black mould round the windows! The ensuite bathroom to the twin room was in a bad state of repair with a large chunk of wallpaper missing off the wall, plus the toilet didn't flush! The bay window in the dining area had a bad leak and due to the heavy rain had water running down the wall.... I would not stay here again. It's a shame as it could be really nice if a bit of money was spent on it!

    We can't recommend it even though the estate is lovely and the view wonderful. The apartment is damp, with water running down the inside of the windows. It must be a health hazard because of this. Moreover, the apartment is currently being sold, so we can't know what changes will be made by the new owner, so can't recommend a place which is uncertain in its offering. There were also various small expectations not met: there's a DVD player but not a single disc, books which appear to be a job lot from a jumble sale, no instructions on how to use the hob, instructions on how to install the microwave, but not how to use it, no washing up liquid, bin bags or dishwasher tablets, and poor supporting literature (e.g. one guide to a walk which was miles away, nothing on the local environment - the estate and lake access, local walking map, guide to where utilities on the estate might be found, the dangers of tree felling and hidden ponds in the estate etc. In addition, because "out of season" there were continual works going on in adjacent properties which, whilst not overwhelmingly intrusive, did a great deal to spoil the peace of the situation. The place has a lovely atmosphere overall and we like some of the period details and love the location and estate, but it's not supported for strangers who want to make actual use of the place.

    Great location and good size. However, the bathrooms were dirty and in real need of work and the main bed was very uncomfortable. I would recommend new cleaners.

    This place has real potential. The main living areas have recently been decorated to a high standard. However, the bathrooms have yet to be touched and let the place down (one toilet didn't flush, one toilet seat was broken...). Cleaning of the bathrooms also wasn't great - a good deep clean would help to keep things going until the owners have the opportunity to finish their renovations. A few basic supplies would have been appreciated - there was no washing up liquid, etc. We therefore felt he place was expensive for what it provided. A few tea bags, a bit of instant coffee, a pint of milk and a small pack of biscuits as a welcome after a long drive would have been greatly appreciated. This is the first place we have ever rented which has not had a little something to make you feel welcome. That being said, the location was lovely and the view was fantastic. Our holiday was very enjoyable and we would recommend the Lakes.
