Adjoining the owners’ home, it is located in extensive grounds with gardens, a lake, and an indoor heated swimming pool with sauna. Further facilities include an exercise room, children’s adventure playground and games room.
    Ashwood Manor has been renovated and offers comfortable, well furnished rooms, ideal for large parties. There is a spacious sitting room with lovely views over the lake and countryside, separate dining room, and attractive kitchen leading to a conservatory, as well as five bedrooms, one with a king-size four-poster. Ashwood Manor has its own enclosed garden and access to the owners’ 7 acres of paddocks; the lake is close to the house but is fenced for safety. Fly-fishing and coarse fishing is available all year round at Narborough trout and coarse lakes ½-mile away. Lake at house available for fun fishing.
    The local area offers wonderful woodland/river walks, and the superb gardens and park at Sandringham can be visited when the Royal Family is away. Good places to visit include Castle Rising and Castle Acre. The coast is only 15 miles and is a haven for bird-watchers, with the nearest RSPB reserve at Snettisham, which also has a beautiful church and Park Farm. The long sweep of sandy beach runs from here to Hunstanton and beyond, from where the Norfolk coast path begins. Medieval Kings Lynn, with its handsome waterfront, shops, inns and restaurants is just 8 miles. Swaffham market town, 6 miles. Shop ¾ mile.

    Great get together with the family, lovely place and full use of swimming pool, sauna and hot tub. Fabulous location so close to lots of things to do and to good restaurants as well.

    The quality of the Cottage did not match the photos and description displayed at the time of booking. The cottage was in a poor state of repair, with many windows not being able to be opened, due to them being painted whilst closed. One WC, in an en-suite, did not flush, with the only ground floor WC being very difficult to flush, and the door not locking. The Hood over the hob was full of grease, with only one light working. Sealant around the kitchen sink had been poorly applied, and dragged down into the sink. The kitchen cupboards were of quite a poor quality, and the furniture in general was very old and scratched. The wi-fi system however, was very up to date. Outside, the washing line was broken, the patio table had some broken slats to it, and a few of the chairs were very unstable. Unsafe for a child. The adverts stated a 7 acre site, but there was only a small back garden, with an overgrown pond.

    Delightful house. Very comfortable and well appointed for all our families’ needs. The owners were lovely too and very helpful and thoughtful. The games room needs updating a little, but the owner is aware of this.

    Ashwood Manor is a beautiful old house set in beautiful grounds with indoor heated pool,hot tub, sauna and games room. We had a great time. The owner was very friendly and couldn’t have been more helpful. Thankyou for the champagne, chocolates and coffee. A lovely surprise. Would definitely return

    Enjoyed a lovely stay with the family here. Loved all the facilities on offer: the swimming pool, hot tub, sauna, pool, table tennis, darts, kid's playground. Would definitely recommend to anyone who wants a relaxing break.

    The house and amenities are excellent. The pool complex, though separate from the house, was fantastic. Castle Acre, Swaffham, Kings Lynn and Sandringham are nearby and well worth visiting. We had a week of rain but thoroughly enjoyed our holiday!

    Had a great family holiday. If it had been shared with other family members paying then price not to bad. Accommodation excellent comfort, very clean a few cobwebs on wall,. Chocolates and coffee and soap even shampoo all supplied, although used own by choice. Pool great size, jacuzzi could do with clean round edges and anti foam needed, though did not mention it at time, so really did not give them chance to rectify it. Garden nice and safe. Beautiful furniture and beds comfortable.

    We did enjoy our holiday and would recommend Ashwood but with reservations. The pool was a great asset and without it we would have been a bit at a loss as there was little to do locally with three young children. The photos of the property portray as elegant house but it was of much faded glory with tired furnishings and in mich need of upgrading. However, this suited us well with the young children . The layout of the house worked well and despite an odd selection of equipment in the kitchen we had all we needed.

    We had a great time overall but we were disappointed with a few asbecks.The bathrooms need to be given some tender loving care. The main bedroom upstairs the curtains could not be shut as would full down. The games room was not quite what we thought it’s in a hut outside and the equipment needs updating. The garden is needing a picket fence for small dogs as they can see sheep and horses and this was not ideal for us.
