History buffs will enjoy Holkham Hall and Sandringham Estate and bird watchers will find lots of RSPB sites and nature reserves to explore. It will soon become easy to see just why this part of Norfolk is so popular with guests many of whom return year after year. Beach 5¾ miles.     A comfortable cottage that suited our holiday requirements. The rear raised garden is a little sun trap to enjoy a Bar-B-Q and a beer. Location in the area is excellent, however be aware the road is a little close to the front of the property, not a major issue for us as a picket fence stops the dog from going any further. The rear garden does have possible escape routes for a smaller breed.

    The cottage itself is really lovely. It is cosy and spotlessly clean. The king sized bed is very comfortable and the shower is great. You can watch hares from the bedroom window and hear owls every night. But there are some things you need to know before you decide to book it…. The cottage is in a terrace, right on the road, with no pavement. The terrace is at the edge of the village, near a bend and cars travel fast past it. A parking space has been created a little way up the road but it is very narrow and you cannot get the car doors wide open – tricky for getting dogs and small children in car seats in and out through the side doors. You have to carry your luggage a little way along the road when you unload/load the car. You cannot see to drive out of the parking area so you have to have someone to see you out. Even then your helper has to leap into the car quickly, as cars whizz round the corner to find yours stationary in the road. The garden is unfenced and so is not secure for dogs. You have to walk on the road to get to a place to walk your dog. Despite comments in previous reviews, the owners have not supplied an outside light to help you see your dog in the garden in the dark, or created a rear access from the car park area. Despite comments in 50% of recent reviews the owners have not supplied an information pack for the property. There were manuals for the microwave and the toaster only. We were constantly woken at 3.15am by the central heating as we didn’t know how to control it and we accidentally locked the hob and then couldn’t use it. In the end we were so fed up that we researched online and wrote our own information pack and left it at the property for future guests to use – though we didn’t include the smart TV which I just didn’t watch. There is no guarantee that it will remain there. The village pub is now only open Wed to Sun and doesn’t serve food. The next nearest pub is a 5 minute drive away. The bathroom is very compact and has a very shallow sink that is not ideal for wet shaving. Overall, the lack of a welcome pack, the cottage’s position on the road and the hazards of the parking area are enough for us to be sure that we will not stay at this cottage again.

    Great cottage, only let down was local pub only opens Wednesday to sat, and no food, so you have to drive,

    The road immediately outside the property is very fast and does not give clear vision when stepping out of the front gate. As the drive is not directly to the cottage it does make unpacking/packing difficult. There were no instructions for lighting the fire or using the hob, but we managed with the help of the internet regarding the cooker. Internet access was very good. All in all a lovely, comfortable and well equipped cottage for a break.

    Great location for Holkam and Wells. Cosy comfy cottage with everything you need. Cottage is on a busy road and the 30mph is not adhered to, so take care when walking from car parking space to cottage. A welcome folder would have been useful with kitchen appliance instructions especially for hob and heating. If the gated parking area could lead to back entrance this would improve safety, especially if you have a dog or children. Will return again great break

    A well presented comfortable cottage with excellent amenities. For us the main problem was the proximity of the road with very fast traffic. If this problem were to be resolved then we would stay again. Unfortunately the garden, though enclosed is not Dog proof, especially for an inquisitive terrier. The outlook from the conservatory is marred by dilapidated fencing and gate to left of the property. The cottage would benefit from a welcome/information book detailing appliance operating instructions (the hob baffled us for a while), and information about local amenities such as vet, doctor, bus timetable etc.. We are sorry these are all negative points, but they are not complaints but observations based on many years of holiday letting experience. Overall we very much enjoyed our stay.
