    The location is brilliant - quieter than the Bowness side of Windermere and with the scenery and activities of Grizedale and within easy reach of so much else. The property's situation is very attractive, being an old mill on land sloping down to a pretty stream and a footpath leading straight into the woods. The property itself is in need of work. We arrived on the shortest day of the year at dusk to find it bitterly cold, smelling damp and very bare. The cold and damp impression could have been avoided by the owners (who live upstairs) simply turning the heaters on, earlier in the day. It took several hours to make the place feel warm enough. Unfortunately the twin bedroom (our son's, for this week) couldn't be heated because the free-standing electric heater kept tripping the property's electricity (which would appear to require an overhaul). Three light bulbs blew on our first evening. We were initially dismayed by the lack of Christmas decorations, but it appears we've just been lucky everywhere else we've stayed for Christmas in the past 20 years and providing decorations is not standard. Once we'd spent out on a tree and a few decorations at the garden centre in Windermere (Hayes) the next day, we started to feel more settled. A washing machine is an essential part of our holiday cottage selection process because we have a 6 year old son and we spend plenty of time outside getting wet and muddy. We asked about its whereabouts, shortly after arrival, and were initially told it was no longer available because it is one of the models identified as at risk of catching fire. In the face of our evident dismay, the owners did allow us to use it on the 20 degree setting, which was at least better than having to hand-wash clothes through Christmas. The property is essentially a flat/apartment within the owners' house. It's relatively small but has most things required, although everything is quite old. The beds are very comfortable, which is a big plus. It's superficially clean, but the living room carpet (where my son played with his lego and train set) was absolutely full of dog hair - we noticed the vacuum cleaner had very little suction, which might explain this. I still recommend this, but mainly on the basis of its location and of it being used in the summer, when the property is possibly at its best. For outdoors people with or without dogs and not wanting to spend the sort of money required for higher spec properties in the Lake District.

    Fantastic cottage. Not massive, but Usually in Lake District you spend more time outside than in. Very private and very silent. An amazing forest area is located right next to the cottage over the water stream, highly recommended for a morning stroll with a cup of coffee to start of the day or even dip your feet in the river during the evening hours after a long day on a mountain. No way to be disappointed by staying here, highly recommended. If I would say one addition to the cottage that would be good is a large mirror that you can see most of your body in, as the mirrors in the house are very small and are difficult to see your whole outfit in, but it isn’t an issue. Great time

    Cottage is really a ground floor apartment forming part of the owners building but the owners are friendly and helpful and the surrounding gardens are attractive. There are good walks from the property. The property smelt strongly of damp when we visited and this was no doubt due to the bad leak in the bathroom where water came up between the bathroom floor tiles and also up into hall carpet. The property would benefit from a visitors book for suggestions to be passed on to owners and future visitors.

    We had a fabulous holiday in this property, which is situated in an excellent location near to Grizdale Forest. It was great value for money in picturesque surroundings. The gardens are delightful overlooking a running stream at the side of the property. The owners were on hand if needed but not intrusive. The building is steeped with history and was lovely to see that the owners value its heritage. There is parking for one car, which we didn’t find too difficult. We parked our other car not far away on a free car park. There is plenty of storage to hold your bikes (and kayaks) if needed. Overall had a fabulous time.

    Cosy accommodation in a stunning location with pretty walks from the doorstep. Well priced for the time of year (August), secluded and no amenities within walking distance which we knew. An abundance of wildlife in the garden and over the bridge in the woods. Very tranquil.

    The setting of the cottage is superb - beautiful gardens and surrounding areas with access to a wide range of walks from the front door (and via the quaint little footbridge at the bottom of the garden). The cottage is not for the disabled or anyone with difficulty with steps - there are steep steps to access the cottage. The area is quiet and away from the bustle of the lake-side towns. We enjoyed walking around lonely Bethecar Moor and Rusland (love the church) - and of course Grizedale is also on the doorstep. The Eagles Head is the nearest pub (just over a mile away) and there are no local shops. The pub is fine for a quick drink and a bite to eat, however, we found the newly renovated Manor House in Oxen Park to be excellent (5 - 10 minute drive or decent (daytime) walk). Hawkshead is around 5 miles away. The cottage would be better described as an apartment with the owners living above. Everything is on one floor. While fairly basic accommodation, the cottage is well-equipped with kitchen gear etc. However, a new TV is desperately needed. While there is Sky TV and wifi, the TV is on its last legs with lots of flicker and a white glow to the screen. We ended up just using my iPad to watch the news rather than the TV. For music, again, glad we had the iPad! There is no mobile signal, but as noted, there is reasonable wifi available if you need it. There was a bit of a musty, unlived-in atmosphere when we arrived but we got cosy with a few candles, incense sticks, open windows etc. The main bed is quite small. The property was fine for two of us and a small dog. It would be a bit too cosy for four people. There are electric heaters and an electric fire - a log burner would have been very welcome. There is no visitors book in the cottage which is a shame, hence the long review here. The owners are very welcoming but unobtrusive. The location and grounds made it for us - it really is stunning. The weather helped! We enjoyed relaxing by the patio table after an afternoon walking. We love the area and had a great long weekend with Bobbin Mill Cottage as a base.

    Absolutely beautiful location and gardens, with walks right on the doorstep. There are no very local pubs or shops, but we knew that before we booked and this means it is very tranquil and relaxing. The facilities in the cottage are good with a well equipped small kitchen perfect for a family. The accommodation is all in one floor with some steep steps to reach it. The garden is gorgeous, with a stream and a swing, perfect for older children (ours, at 7 and 10, adored it). The owners were friendly and helpful and are onsite if needed. We would book here again in a heartbeat.
