Just 5 miles south of Brancaster on the beautiful north coast and 7 miles west of Hunstanton with its comprehensive resort attractions to suit all ages. Docking is surrounded by unspoilt countryside perfect for walking or cycling with playing field tennis courts and fishing lake within walking distance of the holiday cottage. Royal Sandringham Estate Houghton Hall Snettisham Park Farm Oasis Leisure Centre RSPB reserve windsurfing cycle hire and two golf courses are all within 6 mile radius.     It's a great location, in the village but close to the coast. We were warm and comfortable in the cottage. All appliances worked well

    A lovely, comfortable cottage in an ideal location for exploring the Norfolk coast. It was well equipped and very quiet and peaceful.

    Very comfortable and well equipped cottage. Excellent base for touring the local area. The only thing that lets the cottage down is that the cushions, seat covers and carpet could do with a good clean.

    Lovely cottage x everything included very comfortable stay Only down side was slow shower ,which you had hold CD player wasnt working.apart from that would go back again lovely cottage Lovely little extras .

    The bathroom is inadequate for four persons. Shower is poor and door to bathroom is difficult to close properly, indeed my wife failed to shut it during the entire stay. Heating supplement is a bit cheeky as the only heat source was in the lounge. If both bedrooms were occupied the portable convector heater would be inadequate. Parking is safe and convenient. Overall we had a good holiday

    Lovely cosy cottage perfect base forlorn exploring the area. Nice and quiet with off road parking. The shower needs sorting but other than that it was fabulous.

    Perfect location for travelling around Norfolk. Lovely little cottage, comfy and homely. Loved seeing Blue the horse every morning in the back garden area. Parking is good and private for 1 car. Only downside was the shower, it needs replacing. It didn't put a good start to the day. Bathroom door is a little stiff too. Docking village is lovely, a Spar about 10 mins walk and The Railway pub is about 15, 20 mins walk too. The chip shop is literally a 2 min walk away. Oh nearly forgot the pizza van comes round, we caught him in Wednesday and the pizza was delicious, he parks at the church hall, again a short walk away. I would stop here again for sure.

    The cottage is in a good location. The bedrooms and beds are comfortable. I think it lacks a few home comforts like a tv big enough to be seen by all people sitting in the lounge, the bathroom needs abit of re decorating/ a lick of paint. But the main thing is the cottage needs properly checking between guests. On arrival we had to wash up or dish washer most the cutlery, crockery and baking trays as they were filthy and some cups and bowls were half filled with water... not the best start to our week away.
