Please note Cook’s House sits at the junction of a small roundabout on Patterdale Rd and although the cottage has secondary double glazing guests should expect some traffic noise to  be heard whilst in the grounds.\n\n Cooks House is a truly outstanding holiday home offering unique and high quality accommodation. A detached period style property dating back to the 17th Century Cooks House is a most charming building both inside and out with numerous eye catching original features to include exposed stone walls and original oak beams. The house sits below the parking area and the walk down the narrow steps conjures up childhood memories of The Secret Garden and Hansel and Gretel as you wonder along through the pretty flower beds and mature trees and gaze upon the hidden cottage. \nInside the theme is very much based on quality. The owners have used John Lewis and Laura Ashley to furnish their home and have created and eclectic mix of traditional cottage style with a little European and contemporary influence. The results are splendid and ensure that holiday memories at Cook’s House will remain with our guests for many years to come. Access onto main road not ideal for walking dogs. Cleanliness poor

A lovely cottage very warm and cosy. Steps down to the cottage very slippery my husband fell on them whilst going from the car to cottage. I run holiday cottages in North Yorkshire and noticed we only got one bin liner for a week maybe you should leave a few more. A small thing but it does make life easier. We would return to the cottage but think that maybe the Bathroom and Kitchen could do with an upgrade. All in all though we enjoyed our stay.

Absolutely fantastic!! There is no way you can imagine how great the cottage is from the road. As you drive into the slightly narrow opening of the drive, which, is no big deal once your used to it, your still left wondering where the cottage is! Walk down some steps, and it appears like magic amongst trees and shrubs, this isn’t a cottage, it’s a full on perfect size house, internal double door entrance, it’s all impressive! Initially we walked around the house open mouthed, it’s such a nice place. The living room is very comfortable with a very large fire, so very snug and cosy. The bedrooms are a great size so all in all, fantastic location and stunning home. There is really no negatives at all, okay, maybe Wi-fi is very slow, but that’s about it, maybe bigger sofas in the living room, but I like to stretch out, but these are very very minor things that are far outweighed by the overall relaxing time the cottage gives you. Actually, one thing is that if you have small dogs, they can get out of the garden, by the conifers where you park, so be careful as they can get to the main road so tie outs are needed for dogs that like to investigate. We will be back!

The cottage was lovely and warm all the time, because of all the trees it was very dark and we had to have lights on, and as we have a large vehicle we found the entrance and turning our vehicle hard work, but not the cottages fault. There was no welcome pack, although the write up said there would be one, but that was only a small thing.

A very tired looking cottage. A lick of paint everywhere but especially on the front door would help. The water ran hot and then cold and the boiler is in dire need of a service. The lounge temperature was far too hot but you couldn't alter the radiator thermometer. There was no welcome booklet to let you know how to operate the DVD and TV. The towels were not big enough and in the bathroom there was not enough room to put your toiletries. I suggest the owners need to invest in the property because with a little more thought and a spring clean, it could be lovely. A disappointment.

Great location, radiators need bled pressure dropped everyday. Two light bulbs popped could keep spare. Broken wine glass left in cupboard so be careful before you drink. Hot tap doesn't work in downstairs toilet. Would stay again. Great cooking facilities.

Loved the cottage very homely x

Lovely cottage with so much space.Short walk to Windermere and very close to the bus stop.

This cottage is complex. Firstly in terms of location it sits on a mini roundabout with 7 lanes feeding into it going to Ambleside, Bowness, Windermere or Penrith. The constant noise of cars was bearable inside the house but the constant horn beeping as no one knew who had right of way on the roundabout was stressful ! Exiting the property was another stress - the mirror position to aid viewing is useless so you have to edge out into the road and hope no one smacks into you. Walking from the property to Windermere is technically a 15 minute walk in. However trying to walk down the road to the roundabout with no pavements was like Russian roulette - extremely dangerous and difficult if you are trying to stay alive and keep your children alive too !! The garden is not secure for dogs and dangerous for children with steps up into the garden with no safety rail, tired garden furniture for two to sit at (cottage for 4) and the garden is covered in shrubs and trees making it so dark and unappealing on a sunny day. Internally there is plenty of space but the ground floor is slightly below ground level on one side and so is damp and dark (stayed in August). Had to put the heating on to warm through the house. Upstairs absolutely lovely all bedrooms fine for size, bathroom ok although bath towels the size of a hand towel. Finally another frustration was door keys. It was ok opening doors from the outside of the property but once inside trying to unlock doors to get out was erratic! If you need to exit the building in a rush this isn’t for you! I have never ever done a holiday review and have had many holidays but this cottage is complex and if you have elderly relatives, children or dogs or are looking for a quiet place in the Lake District and enjoy sitting out in a garden this is not the cottage for you. Ending on a positive.... the Location is perfect for exploring the Lake District and the cottage has lots of character and space.
