Dwasher. 2 ffreezers. Wi-fi. 3½-acres lawned garden and woodland with patio sitting-out area and furniture. BBQ. Ample parking. Cycle store. Games room in annexe with table tennis snooker table and sauna. Tennis court. No smoking. NB Fenced well 5 yards. \n \nThis wonderful period detached cottage stands alone surrounded by its own large 3½-acre lawned garden and woodland and boasts a tennis court and a games room in a separate annexe with a full size snooker table for adults use only sauna table tennis and football goals which can be set up in the garden. Tucked away at the end of an unmade lane completely surrounded by woodland and countryside it is ideally located for exploring the North Norfolk coast and countryside. The area is famous for its natural sandy beaches numerous National Trust properties stately homes RSPB birdwatching spots and outstanding nature reserves. \n\nThe living room has a traditional open fire comfy chairs and a snug leading off. During the winter months guests can enjoy nights by the fire or the baby grand piano There is a large dining room with a woodburner and is ideal for enjoying family meals. The kitchen with pine table at one end caters for larger families and groups. There is also a shower room with toilet. A staircase leads off the dining room to five bedrooms and a family bathroom. One of the double bedrooms has en-suite facilities and all rooms offer beautiful views across the fields and the cottage garden. \n\nThe cottage benefits from a lovely large garden and large seating terrace with fenced well and there is ample parking on the drive for many cars. The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline with creeks marshes cliffs beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves including the renowned Blakeney Point which are both ideal for bird and seal watching. Visit Cley Marshes Titchwell Marsh and Snettisham Nature Reserves and Pensthorpe Nature Reserve which is only a 15-minute drive from the cottage. There are plenty of historical places to visit with Sandringham Estate Holkham Hall Houghton Hall Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides including Peddars Way which passes to the west of the cottage through Harpley Docking and Sedgeford to Hunstanton where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés boutiques galleries and antique shops.     Fabulous location, glorious garden with football pitch and tennis court. We had a wonderful family weekend. The cottage might benefit from one less bedroom and an extra bath/shower room but I guess this is very much a family get away and this may not be necessary to the owners. Overall, we were very happy with Dyes Cottage.

    Dyes Cottage was a beautiful place with huge lawn, gardens, tennis court, woodland, all of which we enjoyed. It was quirky with all of its different downstairs rooms. It was secluded at the end of an unmade lane, but we didn't mind that. It had real character.

    Really lovely place, amazing location, little bit loveworn but perfect with kids and dogs. More facilitites than you shake a stick at, and lots of sticks for shaking.

    A lovely secluded hideaway with some wonderful features. The garden/woods are beautiful - but not, as implied, securely fenced, so our dog could not be let out without a minder! The snooker table, table tennis table and tennis court are brilliant amenities to have. Dyes is a good base from which to explore; we loved the quirkyBedrooms - apart from the master - are all pretty small, and a lack of drawers in some rooms caused dome storage issues. There were also some lighting issues: unlit garden steps are hazardous at night, as is an upstairs corridor with non functioning wall lights. Bedside lamps are not bright enough to read by. The unmade road (rutted track!) has lots of potholes and is about half a mile long!!! Overall, however, we enjoyed our stay and would recommend the house as a charming base for exploring north Norfolk.

    A lovely cottage in a great location that was only marred by the apparent lack of attention paid to cleanliness. On arrival we had to put almost all the mugs through the dishwasher and hand wash half of the glassware. In addition there were items under and inside sofas and it didn’t look like the table tennis room or snooker room had even been looked at by the cleaners, particularly the snooker room which had half drunk cans from previous visitors. A real shame that these things happened as apart from that the whole party loved the cottage and had a great week.

    One of the best cottages we explore in UK. Great surrounding, forest with deers, fields, close seaside, grand piano, and fire place. I would recomend DYES Cottage to anyone who is looking for calm place out of noise and crowd. 10 out of 10

    My third stay at this delightful remote cottage. It was very clean; looking at previous reviews this appears to have be an issue some time ago. All I can say is that it was spotless, so this was obviously rectified some time ago. Fantastic choice for any one or families who want a peaceful break with lots to do on the cottages own grounds. At night you can hear a pin drop. The cottage was warm on arrival, the owner making sure the heating was on - a nice touch. Wifi signal good too. Highly recommended.

    I stayed in the cottage in January 2019. The location is perfect for anyone seeking a private and secluded get away. It has beautiful grounds, clear skies at night with no light pollution and no road traffic noise - it's very tranquil. The owners have a good mix of traditional furniture and comfort to give a cozey feel, whilst all the things you would want to be up to date and modern - namely the Kitchen, WIFI, Digital TV etc are. The cottage was spotlessly clean on arrival. Communication with the owner prior to arrival was friendly and professional. As an added bonus the Grand Piano was very nice and in tune! I have already booked to stay again. Highly recommended for the discerning who require peace, tranquillity, lots of room - perfect for a family gathering. Huge private drive for all cars close to the front door! Highly recommended.

    We loved our stay at Dyes Cottage. We had a big family group of five adults and three children and there was plenty of space. The sports equipment and games were fantastic, we played snooker, cricket, table tennis and built a den in the woods! The cottage was clean and everything was ready for our arrival. We will definitely return, a great place for a family weekend.

    This could be a stunning property but unfortunately on arrival the house felt and looked dirty. Large areas of skirting and radiators had grime and dust build ups,window sills full of dead flies . Walls had marks over them , some were due to wear and tear others were not! Some kitchen cupboards were dirty and their outside edges stained. A couple of stained towels and cot mattress. Cleaning company did attend on request and cleaned some areas but cupboards and walls remained grimy. (Ended up having to clean those cupboards we intended to use.) Cot and towels were replaced. Also discovered that high chair strap and body was dirty and unusable but this was not replaced. Guests arriving later discovered sheet with stain on (luckily I brought a spare) and stain discovered on another mattress protector at end of holiday. In my opinion it is not an infant/toddler friendly house as No stair gate was available ,which we ascertained prior to holiday ,so we took our own standard size which would not fit across top of stairs.Window locks missing on most of upstairs windows.Outside sheds with tools in but no doors. Fire blanket left on window-sill in cellophane wrapper therefore ineffective in an emergency! Inadequate storage in bedrooms -only one had drawers and a wardrobe. The rest a couple of drawers or wardrobe. The bedroom with the single bed in was too small resulting in the door not fully opening and once the put- u- bed was opened there was hardly room to swing a cat! Outside facilities are good and plenty of wildlife to be seen. Unfortunately on our visit the negatives outweighed the positives . It maybe okay for a short weekend but for anything longer it currently does not represent good value.
