NB Fenced well 5 yards. \n This wonderful period detached cottage stands alone surrounded by its own large 3½-acre lawned garden and woodland and boasts a tennis court and a games room in a separate annexe with a full size snooker table for adults use only sauna table tennis and football goals which can be set up in the garden. Tucked away at the end of an unmade lane completely surrounded by woodland and countryside the cottage’s location is perfect for nature lovers. It is also ideally located for exploring the North Norfolk coast and countryside. The area is famous for its natural sandy beaches numerous National Trust properties stately homes RSPB birdwatching spots and outstanding nature reserves. \n\nThe living room has a traditional open fire comfy chairs and a snug leading off. During the winter months guests can enjoy nights by the fire or the baby grand piano There is a large dining room with a woodburner and is ideal for enjoying family meals. The kitchen with pine table at one end caters for larger families and groups. There is also a shower room with toilet. A staircase leads off the dining room to five bedrooms and a family bathroom. One of the double bedrooms has en-suite facilities and all rooms offer beautiful views across the fields and the cottage garden. \n\nThe cottage benefits from a lovely large garden and large seating terrace with fenced well and there is ample parking on the drive for many cars. The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline with creeks marshes cliffs beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves including the renowned Blakeney Point which are both ideal for bird and seal watching. Visit Cley Marshes Titchwell Marsh and Snettisham Nature Reserves and Pensthorpe Nature Reserve which is only a 15-minute drive from the cottage. There are plenty of historical places to visit with Sandringham Estate Holkham Hall Houghton Hall Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides including Peddars Way which passes to the west of the cottage through Harpley Docking and Sedgeford to Hunstanton where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés boutiques galleries and antique shops.     A wonderful cottage away from it all peace and quiet well equipped and in the midst of nature. We were a little disappointed that we had to clean the kitchen on arrival as was dirty and a few broken bits of outside furniture. Outside table and benches definitely need replacing. Otherwise we had a brilliant time, snooker, table tennis, tennis and the bonus of the sauna with a huge garden to enjoy games with the kids, spotting deer and birds of prey in the surrounding fields and sky. Be aware there is a long, very bumpy dirt track to get to the cottage, but we’ll worth it!

    Although we were fit by storm Dennis the cottage was warm and cosy and we weren't affected by the wind as we were surrounded by trees which offered shelter. A tree did blow down across the entrance lane, this provided us with a bit of excitement. The men of the party managed to make a pathway through.

    Had an amazing stay at the end of January. Used all the facilities family group from 17 to 80. Perfect. If I have one criticism of would be to change the small single beds to full length, however the sofa bed next to the lounge was an added bonus. Very cosy with great grounds for walking the dogs. Would go back in the future

    Great host! Let us in early and check out late!! The house is brilliant. Loads of space yet very cozy. Full size snooker table and a ping pong table as well.. That's just crazy good. We'll will definitely be going back!

    This cottage and its surroundings were perfect we loved every minute we were there. I actually shed a tear as I left. Perfect for families party’s Christmas and for me to live in. Thank you

    Went with a group of adults and 2 teenagers- a great week, Dyes is a lovely homely cottage with everything we needed for a fantastic holiday. We were very lucky with the weather and so spend very little time indoors but we slept well and had great fun with the snooker, tennis and exploring the garden, especially enjoying the evenings when we sat outside chatting and listening to the wildlife. There was enough room for everyone to have their own space both indoors and outside. Communication with the owner was friendly and helpful, we wanted to stay forever and hope to visit again soon.

    Fabulous location, glorious garden with football pitch and tennis court. We had a wonderful family weekend. The cottage might benefit from one less bedroom and an extra bath/shower room but I guess this is very much a family get away and this may not be necessary to the owners. Overall, we were very happy with Dyes Cottage.

    Getting hot water was a problem. One of the control knobs on the cooker is broken. We provisionally mended it but heat control was an issue with overcooked or even burnt meals as the result
