    Bathroom: With bath, walk-in shower and toilet.

    First Floor:
    Bedroom: Galleried with four poster super kingsize bed.

    Oil central heating, electricity, bed linen, towels, Wi-Fi and logs for wood burner included. Welcome pack.

    Enclosed lawned courtyard with garden furniture and BBQ. 13,000 acre grounds with woodland (shared with owners and other properties on-site). Fly/coarse fishing on-site (£15 per day). Boats for hire. Bike store. Private parking for 2 cars. No smoking. Please note: There is an unfenced lake, river, stream and pond in the grounds.

    Ederline is a family owned working hill farm of around 13,000 acres of some of the most breathtaking scenery in Argyll and Bute, and these four properties lie in various locations on the estate. Finchairn Cottage (ref UKC1707) is a secluded cottage completely on its own in an elevated position overlooking Loch Awe, in a truly get away from it all location, about a mile along a farm track, with wonderful views of the open hills. South Lodge (ref UKC1708) is a real ‘home from home’, nestled into the side of the woods, in an elevated position, looking out over to the main estate house, with the loch and hills beyond. The School House (ref UKC1709) was originally the dwelling for the school mistress and is situated on the estate at the edge of Ford village. The school playground is now a large garden which is mostly lawn, with a Haha dropping down to a quiet country lane. The School Room (ref UK10912) is spacious accommodation located privately behind The School House. It is a stunning, elegant property for two, with an open plan balcony bedroom and four-poster super kingsize bed. There is a large porch through the front door and a smaller porch to the back of the property off the living room leading to the garden, which was the old playground. Many original features still remain, including the original floor with the old badminton lines!
    This beautiful estate has woodland, moors stretching into the distance, and 22 lochs, all with wild brown trout, and you are welcome to try your hand at fly fishing, while on Loch Ederline you can fish for pike, perch and roach. This area is well known for its wildlife, with red and roe deer, pine martens, foxes, the famous Scottish wildcat, otters and red squirrels often seen. There are also sightings of golden eagles and ospreys which make their nests on the estate. Guests are welcome to wander and explore the estate to their heart’s delight in this ever changing landscape of outstanding natural beauty. History lovers will be enthralled with the historical sites on the estate, with two ancient chapels and a castle waiting to be explored, and only a short distance away are archaeological sites, with Kilmartin Glen being the centre. For outdoor enthusiasts there are several activities to be enjoyed, including kayaking and pony trekking, and in season stalking can be arranged. For gentler pursuits there are numerous forest trails and the Crinan Canal tow paths are ideal for walking and cycling. The isles of Islay, Gigha and Arran are easily reached by a short ferry crossing, and the Kintyre Peninsula offers white sandy beaches and some of the best golf courses in Scotland. The area has a variety of good restaurants all within easy reach of Ederline Estate, and which cater for all tastes, including some excellent sea food restaurants. The School Room can be booked together with Finchairn Cottage (UKC1707), South Lodge (UKC1708), and The School House (UKC1709) to accommodate up to 14 guests.     This is a semi-detached property which was once a school room, with it's own private garden and parking. The modern furnishings are absolutely stunning. The property itself is an open plan type with a mezzanine bedroom. The huge log burning stove heats the room up very quickly, and if anything was too powerful for the bedroom area. The kitchen is very well equipped and we couldn't think of anything that was missing while we were there (for a week in June). The property itself is 3 miles down a single track road off the main A816. There are no amenities in the village of Ford, and the nearest shop is approx 12 miles away in Lochgilphead. Around the School Room there are some fabulous walks, we were blessed with a week of sunshine (while the rest of the UK appeared to have rain) and the views around Loch Awe are lovely. We would definitely like to stay in this property again and have no difficulty in recommending this to other couples, for a totally relaxing holiday. For days out we had a day trip to Gigha (we were too late for the ferry to Islay) where we highly recommend the Boathouse Restaurant for excellent fish dishes, Carnesserie Castle is well worth a look, the Crinnan Canal and Kilmartin has lots of stone circles and interesting grave stones. All in all there is plenty to see and do in the beautiful area.
