Set within a 1000-acre estate the highest farm on Exmoor and with undisturbed views across Exmoor National Park this is the ultimate retreat. The Grange ref UKC3897 is the perfect opportunity to go away with the family or a big group of friends as the property sleeps sixteen guests across six bedrooms. The Grange can also be booked alongside The Linhay ref UK10421 which sleeps an additional two guests is a studio annexe ideal for couples. Both properties have access to the 1000-acre estate tennis court and games room.\nThe Grange is a property full of charm and character a traditional family Exmoor house. The views are straight across the National Park countryside for as far as the eye can see and come nightfall the star gazing is incredible whether this is from the house or your private swim spa. Inside the house has room after room starting on the ground floor the living room has a comfortable seating area and wood burner and the dining room with its open fire is the perfect setting for gathering everyone together. There is a traditional farmhouse kitchen and a conservatory with comfy sofas and views onto the woodland and gardens. The library is perfect for some quiet time and finally the drawing room is ideal for relaxing and warming yourself in front of the open fire. Heading upstairs you will find six bedrooms one has a kingsize zip and link bed and an additional single bed with a large en-suite there is a kingsize four-poster bed with en-suite a twin room with en-suite bathroom a zip and link bedroom a bunk room and lastly a bedroom with twin beds and a bunk bed which has its own chill out area and an en-suite shower room with toilet. The deluxe swim spa is a beautiful feature ideal for all the family perfect for admiring the scenery or simply having fun. At the front of the property there is a large lawned area perfect for outside dining and a barbecue in the summer months. There is also a shared tennis court available.\nThe Linhay can either be booked alongside The Grange or for a cosy retreat it is ideal for couples. The Linhay is a studio annexe featuring a double bed living area with a wood burner and down a small set of steps to the fully equipped kitchen and fitted bathroom. The Linhay has a private patio with seating and chiminea looking over the tennis court. With 1000 acres on your doorstep it’s the perfect location to explore the Exmoor National Park either by cycling horse riding or walking. With both Somerset and Devon so close you really will be spoilt for choice. Lynton and Lymouth is where Exmoor meets the sea and this can be reached in 15 minutes. Other places close by are Minehead Dunster and Barnstaple. If you love beaches then Woolacombe Croyde and Saunton are also less than 45 minutes away. Water sports can be found at Wimbleball Lake while families will love Exmoor Zoo and The Combe Martin Wildlife and Dinosaur Park. The traditional market towns of South Molton and Dulverton are both only a short drive away. When it comes to eating out the options are endless with plenty of local country pubs in the surrounding villages and towns. Beach 11 miles.     Fantastic location, house big enough for 4 families with kids. It is remote so n/a would be fairer for local amenities. Had great weekend and we were spoiled by the weather. Bedrooms comfy, hot tub/pool was fun (it’s deep take armbands for young kids). View spectacular. Children can play on lawn and you can watch from the sunroom/living/kitchen area. A few basics would make it even better... House was clean but dog poo all over lawn (it is a working farm but a short fence would help). No bbq (although stated) no high chair, not all showers worked, many bedside lamps didn’t work with no obvious spare bulbs, no mop, limited cleaning products, only coffee press was for a single cup, kitchen equipment very dated and a bit pot luck but sufficient. All in the house looks much more tired than the photos suggest (think peeling wallpaper and much darker lighting) but it is warm, dry, comfy and particularly with sunny weather you soon relax into the surroundings and fall for its charm.

    The hot tub (main reason for booking) didn’t work the whole weekend despite every effort every day by myself and my husband to drain, fill etc - estate manager tried his best to help too - no joy. Great holiday overall but definitely a huge disappointment for everyone
