Entering through the front door into the central hall, a oak and glass walkway to your right leads you into the open plan living/dining/kitchen. Make yourself at home under the exposed timber frame with a smart modern kitchen stocked full of appliances, a large central table, comfortable living area and big screen Smart TV all yours to enjoy. French doors lead out onto the wide patio terrace furnished with large dining table, a firepit, barbecue and six wooden loungers to enjoy your sun trap haven. A gorgeous little bridge leads over the stream and into your grassy garden beyond bordered with a large willow tree and shrubs. A low wall with railing is present around most of the patio but there is open access around the rear of the barn and to the garden and the garden is open down to the stream. Any rope swings present are ornamental only and are not designed or intended for use. Leading off to the left from the entrance hall are two beautifully furnished king size bedrooms. The large master features an en-suite bath with rainhead shower over, Smart TV, dresser and French doors leading directly onto the terrace. Bedroom two offers a Smart TV and a large, mirrored wardrobe. Next door there is a family shower room with walk-in rainhead shower. Underfloor heating throughout keeps this luxury holiday home warm and cosy throughout the year. Hardings Barn can also accommodate an additional two guests on the sofa bed in the living area taking capacity up to six. At this idyllic oasis in the grounds of a 15th century farmhouse access to the owners’ swimming pool nearby is also possible on occasion as a little extra surprise treat.
Hardings Barn lies just south of Donnington a small hamlet amongst the most glorious farmland. There are some great pubs and restaurants nearby including the Cider House Kitchen Potager Thyme & Chillies and the Crown and Anchor situated between Birdham and Apuldram. For those attending weddings and other festivities there Southend Barns is an exclusive events venue just round the corner a short stroll over the fields. The area around here is beautifully rural and flat yet look to the north and you will see the slopes of the South Downs in the direction of Goodwood. However, its location is certainly not remote; Hardings Barn is perfect for both Chichester and the Goodwood events being just two and a half miles outside the city centre. It is barely two miles across open fields to Pagham Harbour and is also close to Bosham Harbour Chichester Marina and Harbour AONB and sailing centres at Itchenor and Bosham.
Pagham Harbour is a glorious and peaceful nature reserve one of the few undeveloped stretches of the Sussex coast and an internationally important wetland site for wildlife. It is a big, sheltered inlet that fills and empties with each tide with wild duck’s geese and wading birds flighting to and fro. With a wealth of wildlife beautiful landscapes and a rich historical heritage it is a great place to get away from it all. In spring and autumn, a huge variety of migrant birds pass through. In the summer lapwings and little terns breed dragonflies patrol the ponds butterflies’ flit along the hedgerows and lizards bask in the sun. Fronting the Western coastline of the Selsey peninsula the famous beach at West Wittering is a beautiful stretch of sand offering stunning views across the Solent to the Isle of Wight merging seamlessly with the East Head Nature Reserve - a totally unspoilt headland at the entrance to Chichester Harbour. East Wittering beach is typical of many beaches along England’s south coast with its shelving shingle and wooden groynes. As the tide goes out expansive sand flats are revealed - perfect for sandcastles! It is a wonderful piece of coastline to explore and enjoy. Small yet cosmopolitan the ancient city of Chichester is steeped in history and culture including the majestic cathedral and the fantastically preserved Roman walls. A wealth of listed buildings edges the streets with character including an excellent range of independent and high street shops pubs and restaurants the renowned Festival Theatre near the centre and several art galleries and museums including the fine Pallant House Gallery.
Fishbourne Roman Palace is a short drive and combined with a walk around the city walls it brings this fascinating period of British history to life. Of course, the beautiful South Downs National Park is worth a mention too; head to the car park at Trundle hill for spectacular panoramic views over Chichester and the Sussex coast all the way to the Isle of Wight on a clear day. For some classically British pastimes the famous Goodwood Estate offers a range of activities including a championship golf course the motor circuit racecourse and aerodrome. All offer an exciting calendar of events throughout the year with particular mention of course to the Festival of Speed the Goodwood Revival and Glorious Goodwood. Pub ¾ mile, restaurant 1 ¼ mile and shop 2 miles.
