It has a unique end of road position with the private woodland of two listed village properties on its borders it is ideal for children and pets.\nThe large rear garden of Hawthorn House is ideal for children and pets and is divided into two sections a pretty patio area for entertaining and a ’wild garden’. The property is situated in a quaint edge of village hamlet made up of private and rented residential accommodation. The area enjoys plenty of birds and wildlife but as it is also close to Holkham Estate farmland you will see agricultural activity works vehicles and hear pheasant shoots in season.\nThe listed village pub and restaurant is dog-friendly and was owned by the Holkham Estate up until 1966. The village is also home to East Anglia’s best preserved Iron Age hill fort and the beautiful River Stiffkey valley. In spite of its very rural location Warham is literally a 5-minute drive from the sailing harbour of Wells-next-the-Sea with its narrow gauge railway picturesque quay and lovely mix of traditional and artisan cafés shops and restaurants. The whole coastline both east and west offer a collection of quays marshes and breathtaking beaches and whether you are relaxing on the beach in the sun Holkham and Wells-next-the-Sea both feature award-winning beaches crabbing at Blakeney walking at Brancaster or birdwatching on one of the many marshes you will be spoilt for choice.     It just wasn't as bright and pretty as the pictures. The guest folder contained a lengthy apology for the location and position of the house. It was Ok, but not up to the usual standard of place we visit, and we wouldn't want to go again.

    Fantastic place to stay especially if you have dogs. The wet room is such a brilliant feature for post beach dog washing - although you have to watch the water level carefully so as not to damage the skirting. Having the washing machine was brilliant - being able to wash towels and clothes and hang them outside to dry. The gardens were also great - just perfect for the dogs, surrounding the house on 3 sides and with the doors from the living room opening on to the back garden the house never felt Cramped. I know some people have commented on it being a semi detached house but with the location - backing on to woods and with garden on 3 sides you never feel like your privacy is Sacrificed. The owners have left a good amount of cooking equipment and utensils which meant cooking meals each evening was a breeze. WiFi was good - never had an issue with broadband connection. The location is fantastic, just outside of wells so it’s peaceful but close to the amenities wells has to offer including a Coop for food and anything you’ve forgotten, and you can get to Holkham and Brancaster beaches in no time at all making day trips a breeze. We would definitely stay again.

    Hawthorn house was a lovely retreat! Very peaceful location. The local pub was extremely friendly especially having dogs and the food was delicious. Only downside would be the lack of basic provisions we had to go and buy oven trays to be able to cook a meal as well as things like salt, pepper, dishwasher tablets, tea bags. So unexpected expensive first shopping trip!

    The cottage was very nice and comfortable. Following on from some of the previous reviews we did find some of the rooms quite cold e.g. the dining room due to the inclement weather but we just put extra jumpers on! The one down side for me and something I would have liked to have known when deciding to book, was the lack of safe dog walking space in the vicinity.The garden was very nice and secure but to walk any further than the bottom of the road one was faced with, if turning right, a blind bend with no pavement or level verge or if turning left a narrow road with steeply banked up verges on either side and also the prospect of cars driving up on these verges in order to pass each other. Whilst i appreciate that this is the countryside and Wells is very close by car i like to be able to explore on foot my environs with my dog and i did not feel that it was safe. Having said that - it was a lovely cottage.

    The house is an ex-council house at the end of a cul-de-sac. It needed a lot doing to it to qualify as excellent. Parking was dodgy (the turning area). The bathroom needed a total re-vamp - new floor (it was very uneven under the thin lino), a shower door (not a tiny curtain that sticks to your bum) and a blind at the window. The wet room (off the very cold utility) was unappealing to say the least. The house was quiet and the beds and sofa were very comfortable. However, we went at Easter when people tend to stay indoors - I think the neighbours would be far more disruptive in the Summer. Next-door had an abandoned car in the back garden and a bonfire ready to light! The garden and "patio" area needed a lot of attention. The outside of the house was very unappealing. The owners had an obsession with shelves. They were every available space. This, obviously, didn't impact on the holiday - just showed how dated the property was. The owner said she was moving back in to reovate the property. Not before time. For the price I was disappointed. Sorry.

    A lovely house with that "home from home" feeling. Superb garden with lots of birdlife to watch. The Village itself is a bit remote, so you do need a car, there is a very friendly pub, it just lacks a little shop. Just take care with the shower, as the water pressure is a bit fierce!

    The cottage is very clean and comfortable. Our dog Banksy really enjoyed the large garden which is separated for dogs and another area for children. The house is at the end of a quiet road and there are mature trees in a small wooded area and it is lovely to hear the owls in the evening. Our host Elizabeth was lovely and provided a very nice welcome basket for us. Wareham is a quiet village and has a friendly local pub, it is ideally situated for country walks to Wells along the coastal path. From the cottage, there are two fields you can walk through so you don't have to walk along the minor road, once across the main road it is a short walk down a track to the coastal path, perfect for walkers and birders. If you turn right on the coastal path you get to Stiffkey which has a very nice tea room and shop.

    It suited us perfectly, we were two couples with two dogs and the accommodation was just right for ALL of us. The location is not far from Wells and other high spots. Its was our second time in Hawthorn House.

    At last some decent cookware, we have been holidaying with Welcome for more than thirty years. It has become second nature to bring a decent frypan, all to often we find a scarred battered pan you cannot scrape a fried egg out of as part of a collection of battered mismatched cookware. This is better cookware than I have at home and I imported my pans from France. The house is very comfortable and plenty warm enough during some frosty weather we experienced. It has been refurbished though that may be an ongoing exercise as we found the light switches in the corner of the living room behind the settee a bit bohemian. The position is a bit unfortunate with tight space for parking when the original description let you assume there was a driveway. My only suggestion for an improvement would be to move the bird feeder to in front of a window, we filled the feeders but could not work out what was using it as you had to stand in the kitchen or on the landing to see it.     Good location centrally along the N Norfolk coast. Great to arrive and find the property with internal lighting on, and warm with the radiators on. It's equipped with everything needed for a short break.

    We booked the property for a New Year and 60th birthday family celebration and enjoyed every minute. The house is lovely and well furnished, we needed nothing more. Safely catered for adults and a10 month old baby. The dog had plenty of room and interest in the garden. Handy position for Wells and easy to access other places. Plenty of walks round and about. The owner was very helpful and local people are lovely, the neighbours we met were friendly. Do not understand the parking issues previous reviews referred to. We had three cars outside with no problems over the New year holiday. Certainly somewhere we would look to go to again.

    We had a lovely stay and even managed to get some November sun. Hawthorn Cottage is cosy, clean and very comfortable. It’s a handy location, we walked into Wells (1hr) and a short drive to areas of the north Norfolk coast. Elizabeth was very helpful, left us some goodies and even posted something on to us that we left behind. Not that we had our children or dogs with us but it’s very family and doggie friendly.
