No smoking.\n This adjoining single-storey holiday barn conversion lies on the Langley Abbey Estate a working arable farm and home to Norfolk’s only polo club. The barn is ideal for touring Norfolk and Suffolk. It lies 2½ miles from the market town of Loddon and motor launches are available for hire on the River Chet. There is golf at nearby Beccles Bungay or Norwich whilst fishing tuition birdwatching and walking are available. Beaches can be found at Great Yarmouth and Lowestoft nearby. Norwich 11 miles has a cathedral museums theatre and shops. Shop and pub 2½ miles. \n " 28722

    A lovely little barn conversion! The open plan kitchen/living space with light switches for each area was perfect, the kitchen was very well stocked and the decorations appropriate and attractive. The bedroom was very big and had a LOT of storage which was great, and the bed itself was very comfortable (my partner said it was the best bed he’s slept in out of all of the hotels we’ve been to!). The touch-activated bedside lamps with different lighting strength options were FAB. The bathroom was the right size, the water pressure in the shower was really good and the glass panel was MUCH more attractive than a shower curtain would’ve been. The barn had a historical, coat feel with the thick walls and gorgeous high ceilings without the usual drafty/dark feeling, and everything had been done to a high spec. The outside space is perfect, the barn feels very secluded and there are endless fields for waking in. We saw deer and pheasants both whilst walking and from our barn windows! Despite the secluded feel, there’s a Co-op just 10 minutes down the road with everything you could need. Negatives: (These are only small things for the owners to consider and should in no way deter any potential guests from visiting) - A new kettle is necessary as the current one is unusable, and boiling water in the microwave wasn’t good so we had no tea/coffee during the weekend. - The dressing table in the bedroom is positioned terribly as you can’t do any makeup there due to the positioning of the lights. - Lots of spiders in the bathroom, my partner had to do a lot of removal work as I’m really quite scared of them. - The towels are much too small, the body one doesn’t cover a full body and the smaller one can’t be turned into a hair turban. -Some insulation strips around the front door would be good as there is a large gap so a draft gets in in that area. The amount of radiators inside mean it doesn’t get cold but I imagine you’re losing some money on electricity.

    Local amenities irrelevant as it was in the middle of nowhere!! Lovely situation in splendid quiet location. Just a few things would improve it - cleaning the windows inside and out, removing black mould from round bath and some spare light bulbs - outside light (needed in winter) and dining table lamp bulbs both gone. Also - didn't matter to us as there was no-one in the adjoining barn but instructions for where to park a bit confusing - was it supposed to be inside the gate or outside?

    Very nice,needs a good clean to remove cobwebs,toilet roll holder broken,laying on cistern,so they knew it was broken,toilet seat dodgy,and one thing that definatley needs changing are the sofas,they hadn't been hovered,crumbs on one of them and they are so so uncomfortable when you have been out all day it would of been nice just to sit and relax,but couldn't do

    The problems we had were with the condition of some things in the property. For example, the sofas were old, worn, torn and shabby. There was no padding and the timbers from the frame caused a lot of pain when sitting on them. There was evidence of cheap, poor or no repair throughout.

    Nice property with lovely views. Good base to explore the area. Property would benefit from a deep clean and some updating. Mattress was very worn and uncomfortable so could do with replacing and bedding was low quality. Shower not great and bathroom generally was dirty. Kitchen equipment was v limited so a bit difficult to cook there. Barn had great space and lovely outdoor area with bbq which is a fab idea.

    Lovely place, nice little touches on arrival like milk and wine. Very peaceful and full of wildlife to sit and watch through the window. Lovely staff too. The dog loved it too.

    Lovely place a little remote but me and the dog loved it. Only 2 of us it was big enough for at least 4. Loads of wildlife, rabbits, hares,pheasant, red kite and quite a few deer roaming about.

    Our second stay... is always be happy to return again too. The remote location is perfect... transport is necessary for amenities. Lovely walks, nature all around. Blissful
