    Living/dining room: Small and beamed with wooden floor, multi-fuel burner (fuel not provided), 22" Freeview TV, Blu-ray, DVD player, radio, music system with docking for iPod and docking for bluetooth pairing for iPhone and CD player.
    Kitchen: Galley style with electric oven, gas hob, microwave, fridge, freezer and washer/dryer.

    First Floor:
    Bedroom 1: With king size bed.
    Bathroom: With shower over bath and toilet.

    Second Floor:
    Bedroom 2: With twin beds (which can be made to super king size - please advise when booking).
    Shower room: With shower and toilet.

    Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair.

    Small courtyard garden. There is parking in the lay - by at the top of Honey Pot Lane and another up the hill on turning left out of Honey Pot Lane. There is also free parking for cottage guests at the Outgate Pub. Please note: 5 steps in garden, some of the rooms have low ceilings

    A traditionally built stone and slate Lakeland terraced cottage, over 300 years old and oozing traditional charm and contemporary comfort in one of the most sought-after locations. Formerly part of an estate within the copyhold of the Manor of Hawkshead, Honey Pot Cottage was originally known as Courier Cottage. The cottage is part of the tiny hamlet of Outgate, where the original properties date back to the early 1700s and prior. Honey Pot Cottage, the only three-storey structure, is attached to Birkwray Farm Cottage, which dates from the 17th century and is a cruck beamed building and, on the other side, a cottage that was, at one time, the hamlet’s smithy. Relax after a day out in the hills in front of the wood burner in the beamed lounge, or enjoy a glass of wine on the tiny private terrace surrounded by the sweet, honeysuckle scented evening air. Just one mile north of Hawkshead and a ten minute drive to Ambleside, this cosy three storey holiday cottage has two well-appointed, dual aspect, double bedrooms (one can be converted to a twin), each with its own bathroom and great views. The cottage also boasts a kitchen cooks will love. Honey Pot Cottage is a mile from one of the Lake District’s best gastro pubs and micro-breweries, and just five miles from another gem which, in addition to gorgeous food and its own acclaimed micro-brewery, boasts a well-regarded smokehouse (smoking courses available).     A very sweet little cottage which is best suited for 2 /3 adults or 2 adults/2children. Very good location for reaching lots of good places to visit. Drunken Duck pub very easy to reach for a great meal out. The kitchen is fine but very small if you want to cook and eat meals there. We went out every night. Garden is non existent so might be tricky if you want to bring a dog. Rooms were comfortable and 2 bathrooms were both well equipped. We stayed for 4 nights and it was a great base for Windermere, Coniston and Ullswater.

    Really beautiful cottage in a beautiful location. High standard throughout except that the mattresses were too soft. It was particularly poor (springs could be felt) in the master bedroom and so we had to swap bedrooms with the children after the first night as my back became sore...otherwise stay was faultless but this would impact us booking again.

    Really great location, comfortable cottage, shame there’s not more of a garden. Would be great to have things like kitchen roll , dishwasher tablets, cling film, foil and firefighters provided - would have got an extra star for it

    The only problem is the parking. The owner needs to agree with local pub that residents can park in their car park and then supply us with something that we can put in windscreen etc that proves we are from the cottage. The other locals are very angry

    We had a wonderful week at Honey Pot Cottage. It was so comfortable, and full of character. The beds were so comfortable, the kitchen was sweet, really lovely bathrooms. My only criticism was that there wasn't a good size frying pan (that was clean), and the property was a bit dusty on arrival. It was cold to begin with, but the very helpful instructions with lighting and using the wood burning stove were so helpful - we soon had the property warm and cosy! We would definitely like to return to stay there again - it was home from home.

    A very warm and cosy cottage with all you could want for a short weekend stay. It is well equipped with 2 good bedrooms and 2 good bathrooms. The cottage was very clean. I would have no problems with recommending this cottage to friends and family. A small issue was with parking as in all the information it states that parking is available at the local pub, the Outgate Inn which is where I parked. I went into the pub out of curtousy to let them know. I was told that parking at the pub was no longer acceptable however they did let me park my car there as we had booked in for Sunday lunch

    We have stayed in this cottage a number of times over the last 25 years under different guises. The accomodation is small but has everything you need and the addition of the shower room on the top floor is bonus. My only comment would be to have smaller sofas as the current set make it difficult to orientate to the TV for for the children.

    A quaint cottage but looking around at pricing I found it expensive for the size of the property. Beds not comfortable, no mirror or place for a plug to dry hair in the upper bedroom, leaky toilet in upper bathroom, radiator in lower bedroom would not work so you couldn't turn it down. Very pretty but needs some attention from the owners. Also looks like there has been some subsidence as the wall in the lower bathroom has clearly moved and the tiles have started to come away near the window.

    Lovely cottage overall, although lack of outdoor space very disappointing as photo of courtyard very misleading in size. We stayed at the cottage mid-October and found the living room cold and hard to heat even with the wood burning stove. Despite these factors we did enjoy our stay at Honey Pot Cottage.

    Honeypot cottage is a lovely sweet little cottage, in a great location. The cottage has been decorated and furnished beautifully, especially both bathrooms and it was a lovely space to spend a few days. However, sadly we felt the cottage wasn’t very clean. There were food stains on the cupboard sides above the oven next to the oven hood, dirt on the bench at the dining table, the fire hadn’t been cleaned out since the last occupants and the bedside table legs were thick with dust. The grout in the lower bathroom and the soap dish/shelf in the other shower also had orange mould on them. This was a real shame as our first impressions were that the cottage was stunning. As well as this, we also had an issue with parking. The book provided at the cottage said we could park at the pub, when we did so, the pub landlord said there was no arrangement in place. He let us park anyway, but it was awkward for both us and the landlord.
