Formerly part of an estate within the copyhold of the Manor of Hawkshead Honey Pot Cottage was originally known as Courier Cottage. The cottage is part of the tiny hamlet of Outgate where the original properties date back to the early 1700s and prior. Honey Pot Cottage the only three-storey structure is attached to Birkwray Farm Cottage which dates from the 17th century and is a cruck beamed building and on the other side a cottage that was at one time the hamlet’s smithy. Relax after a day out in the hills in front of the wood burner in the beamed lounge or enjoy a glass of wine on the tiny private terrace surrounded by the sweet honeysuckle scented evening air. Just one mile north of Hawkshead and a ten minute drive to Ambleside this cosy three storey holiday cottage has two well-appointed dual aspect double bedrooms one can be converted to a twin each with its own bathroom and great views.     Excellent accommodation. Great location. Arrangements all very straightforward. Great pub ‘Outgate Inn’ in village with really friendly staff, quality menu and local ales. Perfect stay.

    Beautiful cottage in a great setting, 2 minutes from the pub and close to Hawkshead and a shirt drive to Ambleside. Cottage was cosy and beautiful inside, there isn’t a garden but I was aware did that so no issue for us. Well equipped and an added nice touch having the milk delivered. Pub no longer lets you park there but again no issue as we got parked just up the hill. Lots of walks nearby with a dog friendly pub for dinner and a pint after a days walking. Only complaint is it’s already fully booked for Easter! Loved it.

    Honeypot cottage is a lovely base in Outgate and you are able to explore different areas of the lakes whether by car or on foot. The cottage has all the amenities you need apart from a clothes drier which we felt would be useful. The cottage could do with a deep clean as whilst it does seem clean on first glance there are lots of very dusty corners, extractor fans and cobwebs in very obvious places. This being said we would stay here again.

    Very dark lounge we needed the light on the full period we were in the property. Skirting boards were very dirty, I tried to clean them but no suitable cleaning products. Ash bucket full of ashes in August so unsure how long they had been standing in lounge. Kitchen itself was clean other than the cupboard under the sink which was very dirty. The kitchen floor didn't appear to have been swept or washed before we arrived, I washed it 4 times during my visit as it felt very sticky. I had to wash the dishes and cutlery before use as they were covered in dried food. My thoughts were they had been in a dishwasher and not inspected before putting them away (however this should have been checked by cleaning staff)The back yard was all overgrown with moss and vegetation growing out of the steps and not suitable to sit in. No mention in advertisement of lower floor bedroom not having the bathroom on the same level, there was approx 6 stairs from the bedroom to the bathroom which was not suitable for my husband. I contacted the housekeeper the week before we were due to arrive to ask for the top floor bed to be made up as a double but it was 2 singles when we arrived. As my husband could not negotiate the stairs during the night we had to sleep in the 2 singles on the top floor as that bathroom was on the same level as that bedroom. 2nd floor bedroom quite small so found it hard to get between the beds, not suitable for my husband ok for children. Not the correct star rating in my opinion. Returned home after 5 says due to the bedroom/bathroom situation.

    The cottage was relatively clean but cooking pans all scratched with bottom coming off so could not use. The Space at the back yard is 5 large steps and a bench, no room for the dog. The kitchen itself is tiny and no freezer space (we had shopping delivered and were unaware of this so had to throw a lot out) and only limited storage for food in cupboards. Tiny cottage not suitable for two adults and two teenage boys. More suited to a couple.

    A very sweet little cottage which is best suited for 2 /3 adults or 2 adults/2children. Very good location for reaching lots of good places to visit. Drunken Duck pub very easy to reach for a great meal out. The kitchen is fine but very small if you want to cook and eat meals there. We went out every night. Garden is non existent so might be tricky if you want to bring a dog. Rooms were comfortable and 2 bathrooms were both well equipped. We stayed for 4 nights and it was a great base for Windermere, Coniston and Ullswater.
