    Ground Floor:
    The accommodation is all on ground floor level has under-floor heating and electric heaters and comprises:
    Lounge:  with open fire situated within a stunning feature range, monitor for DVD use with a selection of DVDs, games, radio and sofa bed for occasional extra guest use (additional small charge when booking).
    Kitchen /Diner:  with electric oven and hob, larder fridge, freezer, microwave and feature double Belfast sink
    Bedroom 1:  with king-size zip n link bed that can be split into two singles if preferred (please request on booking) and en-suite wet room with shower, WC and wash basin
    Bedroom 2:  with king-size zip n link bed that can be split into two singles if preferred (Please request on booking)
    Bedroom 3:  with two single beds that can zip n link together to provide king-size if preferred (please request on booking)
    Bathroom:  wet room style with cast iron free-standing bath, WC and wash basin
    Laundry Link:  with full washing and extensive drying facilities for families or hill walking guests.  Freezer with dedicated ice drawer
    Welly Hoos:  covered area with plenty of racks/hooks for fishing gear, mountain bikes and walking boots

    All cottage electricity included - small extra charge (honesty mug) for use of Laundry Link appliances.  Bed linen and towels provided.  Travel cot and highchair available.  Landline telephone for incoming calls (honesty mug for outgoing calls). Initial supply of logs provided (more available to purchase).

    Decked area with patio furniture. BBQ. Clear spring water. Access to property via 1/2 mile of track through working farm; waterproof footwear essential for gate opening moments. Off road parking for 4 cars. NB: Burn close by. 

    Nestled in its very own valley deep within the Cheviot Hills in the Scottish Borders, Luckenburn is a former forester’s cottage in a truly wild and unspoilt setting. A bird watcher’s, naturalist’s and walker’s dream, this remote location is simply breathtaking! Surrounded by mile after mile of beautiful rural vistas where the sight and sound of a car is a rarity and there is no TV/broadband reception; Luckenburn will most certainly appeal to those yearning to escape from it all!  The peace and tranquillity is a haven in which to unwind and refresh; spectacular dark skies, grazing sheep, an abundance of wild-life, including deer, badgers and birds of prey providing their own form of magical entertainment.
    Yet Luckenburn snuggles in a unique location easily accessible at only 10 miles east of the A68 (within the historic Jedburgh - Hawick - Kelso area), just over the panoramic border into Scotland. Access to it is on a good single track road with the final approach being via a half mile farm track. Inside, the cottage is entirely wheelchair accessible, but the path from the car parking area is grass and gravel.
    This traditional single-level detached cottage oozes style with much care and attention to the finer details and comfort such as under-floor heating and original artwork. The accommodation offers a lovely blend of traditional character with a contemporary twist and careful restoration has ensured many original features have been thoughtfully retained.  These include a superb feature range with open fire, the focal point in the lounge area – idyllic to gaze into watching flames dance after a day exploring the hills. French doors from every room enhance its bright and airy ambience and lead to a raised decked area which stretches the full length of the cottage, providing the perfect relaxing spot to dine alfresco and watch the sun go down over Leithope forest or for young children to play.
    Luckenburn provides an idyllic retreat for those seeking sheer seclusion yet is well placed to explore the scenic beauty, grand houses and gardens and interesting attractions offered by the border ‘toons’ right across the picture postcard of the Scottish Borders.
