Comfortable and airy it enjoys a secluded and quiet position amidst a south-facing half-acre garden with furnished sitting-out area and terrace. Set to the north of Sandringham it is well placed for exploring the many delights of Norfolk’s coast and countryside. The traditional seaside resort of Hunstanton is just 4 miles away where a variety of attractions include the theatre a public swimming-pool facilities for water-skiing an 18-hole golf course handicap certificate required sports centre and tennis courts. This area is ideal for keen bird-watchers and walkers with many posted walks through countryside and the Peddar’s Way a trackway used from Roman times close by and RSPB reserves at Holme and Titchwell 3 miles. Stately homes and gardens such as those at Houghton and Holkham make for interesting day trips and there is an array of attractions on offer for the children. Sandringham Estate which is one of the Queen’s country homes is well worth a visit and is open to the public unless a member of the Royal family is residence. Only an 18-mile drive away is King’s Lynn – a busy town with several splendid Tudor and Georgian buildings and is perfect for meandering down the alleyways that lead back from the pretty waterfront. A short distance is the pretty town of Burnham Thorpe – birthplace of Horatio Nelson and where today in the parish church the lectern is made out of timbers taken from his famous ship the Victory as well as a small exhibition on his life.     A lovely property in a great location, kitchen bedrooms and bathrooms all 5 star but the disappointment for us was the sofas which had seen better days any were not very comfortable. The children loved the great garden and the house has ample space for large groups.

    We went as a group of 11 old friends. We found the house comfortable, spacious and well equipped for our needs. The garden offers good outside seating and nice views over the asparagus fields. Minor niggles include an over bath shower with no screen (wet floor as a result); the lawn looked like it hadn't been mown for at least a week before we arrived; the rather dictatorial tone of the instruction folder; and being told to replace the toilet paper we had used (Really!! Given the rental money paid that came across as remarkably penny pinching) Also the Aga was on full time in the kitchen making it rather hot during warm May weather. An instruction not to turn it off threatened dire financial consequences if we did. The kitchen would be uncomfortably hot if this is still left on at the height of summer. Potential renters might like to check first.

    A wonderful house for a large family group. We would certainly go again. It’s modern spacious accommodation combined with some nice antique ornaments was very tasteful. The Kitchen was extremely well equipped. The house had two of “everything”: dining rooms, lounges, dishwashers, washing machines, etc!! All bedrooms had wonderful en-suites.

    A lovely place to spend a weekend with our family for a birthday celebration. The house was perfect, and more than big enough for our group of nine adults and three children. In fact the dining room and sitting room were unused as we all gathered in the games room or the enormous kitchen. Well-equipped with plenty of crockery and glasses. A welcome pack of tea, coffee, milk and flapjacks (not forgetting the prosecco) was a thoughtful touch. The beautiful weather was just the icing on the cake.

    Lovely home, great kitchen. Big fridge plus wine fridge!! We didn't even use some of the rooms (utility, dining and drawing room) We loved the big family kitchen and big lounge with great log burner and table tennis. 6 large bedrooms, all ensuite. We had some problems with the hot water which they did their best to sort out but it did put a downer on our weekend as we couldn't fully utilise the gorgeous bathrooms. #ColdShowers The house is finished to a high standard. It was clean and lovely although seemed to have a few dead flies hanging around. The kitchen and aga were lovely. Great location - quite far from village of Thornham bit then we walked to old Hunstanton and got the bus back ?

    Wonderful house that has lovingly and tastefully been restored. Owner was very welcoming and provided complimentary food pack. Only downside was new door knobs very difficult to operate and one ensuite has clear glass and see through voile so no privacy when using ensuite other than that a perfect 10 out of 10.

    A long weekend with good friends, this provided a perfect house for quality time . We were all 60+adults and enjoyed the opulence of lyng Farmhouse. Would suggest if you have young children that they would need to be constantly watched due to the exceptional quality of the interior plus it is a working farm and would need to be careful of machinery etc. We have spent weekends like this frequently with the same friends and this is definitely "a find".
