Coarse fishing licence required. Parking 2 cars. Welcome pack. No smoking. \n This detached cottage is situated in the village of Irstead and makes for an ideal base to explore The Broads and beyond. Boasting a wood burning stove ideal for cosy nights in and French doors that lead you out to a garden with plenty of space to relax and unwind. A lovely little summerhouse completes the picture and is ideal for sitting back and reading a book while taking in the wonderful surroundings. Only a short stroll from the doorstep will take you to Barton Broad with its abundance of woodland walks and scenic views. Follow the popular boardwalk a circular trail leading you through swamps and wildlife with wonderful views of Barton Broad. Take a trip to the pretty village of Horning with its selection of inns and cafés only 2 miles away. Wroxham is also easily accessible and has a wealth of opportunities on offer. Hire a day boat and explore the riverbanks while soaking up the unspoilt views that this area affords. The coast is never far away if you are looking for some seaside fun or for those with a passion for shopping visit the city of Norwich. Mixing old with new Norwich provides an historical castle and cathedral as well as an excellent selection of shops pubs and restaurants. Beach 10½ miles.     Great Cottage - lovely & homely. Bought logs from Roy’s in Wroxham - 3 bags lasted the 4 days after the ones provided ran out - make sure you pick some up if you’re staying for more than a couple of days as the log burner is absolutely lovely. Bring toilet roll yourself and you’ll be set :) Weird it’s not provided (1 roll) no washer or dryer which is fine as we knew there wouldn’t be one from the description, but something to bear in mind. Cold on arrival and not much food storage space in cupboards but a big fridge - small freezer is enough (was for Christmas) Oven & sink were great so think they’ve recently upgraded these - much appreciated. Lovely shower & good instructions on heating. Amazing location for the broads and very quiet spot. Overall very good.

    Cottage was really lovely, nice little welcome pack of milk, cookies, tea, coffee and sugar. Lots of lovely little touches in the cottage. Would have been nice if the outside seating accommodated for 5 people

    lovely cosy tranquil cottage well appointed close to wroxham roys stores have everything you could possibly want even a petrol station little further to aylsham and n walsham. meadow cottage great for sitting out in sun or shade of delightful copper beech tree, or against suntrap wall. retreat to summerhouse if breezy.community shop well stocked and staff friendly(neatishead). barton boardwalk onto broad short walk turning right from cottage gate but care needed roads narrow and no footway. although traffic rare comes quite quickly. meadow cottage dates from1903 but is modernised to 21st century standard with light airy rooms and delightful child's single room and well as two exceedingly comfortable double rooms.bathroom has fine shower than does not scald or freeze you at switch on. wifi very good,also tv and dab radio excellent. good modern electric cooker fridge freezer. utensils adequate. we saw muntjack deer, grouse family , fox, white barn owl, jay, from windows/garden. also lovely dawn chorus and birdsong throughout the day.
