Before I arrived, I found it very difficult to get in touch with someone in regards to picking up the keys/being let in. I left a message and no one got back to me but finally I managed to get hold of someone to see if we could go in to the property earlier, due to people travelling a long way. We were allowed in the property slightly earlier which was appreciated. The place was clean on arrival and couldn't fault that, however the actual facilities could be improved somewhat. This is my second visit to the cottage and this time the cottage was a lot more dilapidated than the first. It seems like no money has been spent on general improvements for some time. There was a saucepan holding up one of the sofas, which I saw on some of the reviews, so it is a shame that this hasn't been repaired in the past few months. Some of the wood around the hot tub is loose and falling off, which without any steps to get into the hot tub, can be a little dangerous. The place was an ideal size for what was required however, you would think having a place that holds 8 people, the neighbours would understand that some noise is to be expected (which I believe one of them is the caretaker/owner of the property). We were having dinner outside at 8.30pm and this caused neighbours to complain. I wouldn't advise coming here if you have small children who make noise, as we had all the reasons of ill grandchildren to ill relatives as to why we need to keep the noise down. I like to be respectful of neighbours and noise levels but when eating outside on a weekend, I don't expect to be complained at when the sun hasn't even gone down. Overall, we had a fantastic time but the neighbours put a dampner on the weekend.

Needs updating, sofa was held up by a saucepan as it was broken, the beds were uncomfortable and the bedroom furniture is cheap and broken in places. It sits on a main road so high traffic noise

We have stayed at New Pastures for several weeks already this year while working in the area. The house is very spacious and has all you would require for a lovely holiday. Owners and Staff couldn't be more helpful. Would highly recommend.

This place is in a great location and could be brilliant however the place needs a serious tidy up. The furniture is all falling apart and the beds are so hard I hardly slept all weekend. With a few minor adjustments this place could be fantastic. On the plus side it is very big and has everything you need for your stay. I didn't see or hear from anyone whilst there but they did leave the keys and a welcome booklet for us. The cottage itself was great just needs new furniture and a spruce up and would be fantastic

Got stuck in traffic on the journey there and our shopping arrived before us. Phoned the contact number for the cottage and they took the shipping in for us and even put away the fridge and freezer food. Looked lovely on arrival but lots of the furniture seemed to be about to collapse, one sofa in the living room was held up by a pan! Jets didn't work very well on the hot tub and toilets didn't flush properly. Cupboard full of games kept the kids happy and stopped them complaining about lack of Wi-Fi. Had complaint from neighbour about noise- kids were laughing and playing outside at 5:30pm!!!! Good location for twycross zoo and conkers. Plenty of places to eat nearby.

We had a fab stay in the cottage. 3 adults and 5 children aged from 3-12 The kids loved playing hide & seek because it was so big. We used the games from out of the cupboard. Loads of cooking equipment. Fridge & freezer. Dishwasher. Washing machine & dryer were very useful. The hot tub was fab. Jets not very powerful. But was no problem. We had rain but had bought a gazebo so didn’t stop our fun. Ordered the nicest Chinese takeaway 1 night. 1 room had a toddler bed & double bed. Other rooms were 2 x rooms with double bed and 1x twin singles. Plenty of towels provided. And dishwasher /washing machine tablets. Clean and fairly comfortable. We would go back. x

We did enjoy our stay at New Pastures especially as we had a large family group. The accommodation was suitable for us , but the beds were not the most comfortable and did creak a lot. All the rooms are large but a bit sparse on wardrobes and drawers. The house is lovely and warm and the hot tub was very enjoyable. Washing and drying facilities were good. The kitchen was the only place to eat and the table can only seat four. There are breakfast bar chairs but we did find it a bit of a problem for our New Year's day family dinner, but we knew this before we booked so took enough lap trays. We needed the four bedrooms accommodation so were prepared to pass on a dining room. We were short of a few things (plates, cutlery, bedding) and none of the five full bins had been emptied prior to our arrival. These was resolved very quickly after a short phone call to the estate office. The house is a little bit tired in some areas and would benefit from a little updating and TLC. Ashby de la Zouch is very close (about 3 miles away) and is a very picturesque town, plenty of restaurants, pubs and take-away premises.

This could be an amazing property. Desperately needs some some TLC. We were only a family of 3 and felt it needed better facilities, can't imagine how a larger group would cope. Only one shower, needs more crockery and a cooker top where you can actually see the heat settings. Beds and bedding cheap. Duvets on top of mattresses??? Not good.

The place was idea for us as it wasn't too far from any attractions. unfortunately for us i think we really did come at a wrong time. The boiler wasn't working and the main reason we went was for the hot tub, also had an issue. The owners were very understand and very helpful. Staff too very helpful and tried there level best to help.

Excellent for our family gathering. Large spacious rooms. Good location near the forest. The only thing that let it down slightly was the lack of bathrooms. Although there were 2, one of these was an en suite so difficult for everyone to access at night. Also there is no big family dining table to eat round but there are bar stools as well in the kitchen so at least we could all be in the same room. Overall it was great though and had plenty of comfy sofas in the lounge area.

I booked New Pastures for six of us for bank holiday weekend. The main selling point for us was the hot tub. The cottage has lovely gardens, and a spacious drive On arrived we did the usual inspection of the property. It was clean throughout and well presented. The kitchen has cups, plates, oven dishes, cutlery and glasses. Limited tea, coffee, dishwasher tablets and my friend was devastated when we couldn’t get the lid of the tea pot! The beds were made, and a welcome folder on the kitchen table. There is basic free view but this didn’t bother us as we had brought games with us. Outside there was a table and chairs, however there were only four chairs as two have broken. There was a washing machine and tumble dryer in the utility room. There were towels ready and out for our arrival. We did drive past the cottage as it is set back a little bit. The hot tube was clean and smelt strongly of chlorine, but was at a comfortable temperature and the PH was checked whilst we were there. The Hot Tub could only fit 4 of us comfortablly but we did squeeze in ! :0) There is a co-op about 5 minutes’ drive away and local supermarkets about 20-30 minutes away dependent on traffic. It is close to Tywcross Zoo (about 10-15 minutes away), ten pin bowling (30 minutes away) and the forest. There was a welcome folder that had details of local amenities and activities. The only two things that let this cottage down are: there is no wifi. We looked everywhere and couldn’t find it. We couldnt get phone signal, which I cant blame on the cottage. We also did not have a landline which meant that should we have an emergency there was no way to get help (apart from calling on the neighbours) Whilst it was nice to get away from emails and social media, this concerned me as I have some medical issues and I was concerned that we had no phone, no landline and no wifi to be able to contact anyone should an emergency occurred. This ment that as soon as we got to a place with signal the number of missed calls and texts was unbelievable. Should there have been an emergency and my anyone in my party needed to be contacted there was no way of this happening unless you left the cottage. You can manage not having any phone signal if you have wifi as you can be contacted on other methods. The beds were uncomfortable. They creaked with every movement and were only standard double beds, and given one of my friends is over 6ft, he wasn’t very impressed but again it was ok for what we needed. This is a lovely cottage and perfect for what we needed.

Although we had a fab family holiday (5 adults) in New Pastures we were disappointed with some of the aspects. It was situated in a lovely village giving access to the New Forest, which is lovely. The bungalow its self was very spacious and extremely clean and had everything we needed, including some games etc. What let it down there was insufficient chairs to sit at the kitchen table (we had to bring one of them from outside) and also the hot water. We were five adults and after only two possibly three showers there was NO hot water left for the others. If we washed up using the hot water, it cut down the showers too. The hot tub was no where near big enough for all us five adults in fact four of us only just fit in it. The first night the hot tub wasn't hot enough to use but the rest of the holiday was fine. We were disappointed also at the jets not being powerful enough and hardly gave any bubbles. Given the amount of money we paid for the bungalow for the week, it should have been a bigger hot-tub given that it sleeps NINE people(it was the smallest one (and the worst jet-wise).
