This is a great place if you need a base for a stay in the area (and, perhaps, don't travel by car, for on-street parking is limited in Portland Avenue). It's in central Dovercourt within easy reach of the blue flag beach, and also the shops and pubs - the railway station, Wetherspoons and Asda are ten minutes walk away, a Co-op supermarket just five. Taxis are plentiful should you need one. We enjoyed walks in the area, Great Oakley was fascinating with WWII defences in the main street, and you can get to Constable country by train to Manningtree, and explore Shotley (with the first graves from WWI in the churchyard) by ferry. Plum Tree Cottage does have a few shortcomings - perhaps due to the lockdown, certain maintenance hadn't been done, and there were few pictures to brighten up the interior. The bed was not the most comfortable I've ever slept on, and the shower could do with a pump to improve the pressure. We had thought of using the back garden for a barbeque but, since our last visit, someone has started using it for growing veg.

The cottage is good for location as it's only a few minutes to the beach and shops. It had been cleaned and was tidy but there were cobwebs everywhere, the floor beside the rusty cooker was dirty and there was dirt ground into the woodwork. It was shabby without the chic! It needs completely redecorating and the windows/doors/sills outside are peeling. The laminate floor upstairs has not been laid flat so one door does not close. The stairs have been coated with an old book and varnished, which I found slippy. No stair gate so I would be worried if i had young children. The gate on the back yard was off, leaving the rear open/exposed. The front garden needed a grass cut and tidy - it was a mess! We could not have sat out there, even if the weather was baking hot. There were no curtains/blinds in the kitchen/bathroom. The toilet seat broke and we replaced and left the receipt. The Wi-Fi ran out mid week. I did text to advise (as per instructions) on the Thursday and was assured that this would be rectified - it was not. I had to use my mobile phone data for emails and social media. There were no details regarding the bins/recycling and I had to go onto the Council website to see what to do. We would not return and we would not recommend.

We hired the cottage to attend the Harwich Shanty Festival, and it was a good base for this, sleeping two couples plus one. The property is unpretentious, but fully equipped, clean, and well heated. With the promenade 2 minutes walk away at the end of the road, it would make an ideal base for a traditional beach holiday for a small family. Stairs are narrow and steep due to the age of the property, and perhaps unsuitable for the infirm. The gardens could benefit from some extra TLC, which would make the cottage more welcoming. Roadside parking outside , in our case for two cars, was not a problem, and there is very little through traffic. Friendly and helpful owners live nearby.

The cottage suited us very well. It is close to all amenities - beach, shops, rail station especially - and was adequately equipped. The stairs are very steep and I wouldn't recommend this cottage for anyone who struggles with stairs.
