Residing just a few yards from the water’s edge and close to the South Downs National Park this beautiful oak-beamed farmhouse where parts date back to the 18th century comprises two self-contained holiday cottages. The house originally resided on the side of a hill overlooking a meander in the Cuckmere River. Polhills is the perfect rural escape for families and couples alike providing ample room for guests to relax and unwind or head out and explore this extensive location.\nGuests can spot over 170 species of birds including herons kingfishers woodpeckers reed warblers and even ospreys form the bird hides. It is also a Site of Special Scientific Interest and is ideal for wildlife and walking enthusiasts as there is a path that circles the reservoir. It is also a haven for keen fishermen as it provides some of the best trout fishing in the south east. Permits can be purchased at the fishing lodge close by.\nCyclists can enjoy Cycle Route 2 which joins with Route 21 the Cuckoo Trail. Drusillas Zoo Beachy Head Charleston Farm House Glyndbourne Michelham Priory and the delightful village of Alfriston are all close by and well worth a visit. There is a station within easy reach providing good transport links to London for further sightseeing opportunities. Beach 7 miles.     It is very clear that the lovely owner takes great pride in the set up and decoration of the cottage and it really is beautiful with relaxing walks and scenery on the doorstep and the prettiest garden to sit, relax, and enjoy with a book and little glass of wine! Kitchen was a real home from home with everything you could possibly need (and so much more!) and the bathroom/bedrooms were immaculately clean and fresh. Unfortunately, there was an overpowering musty smell in the living room during our stay. Seemed to be in the carpet and permeating into the sofa/some soft furnishings; noticably clinging to clothes. As one of our group has a lung condition the excess spores, which cause these cheeky musty smells, increase risk of respiratory issue and so we really couldn't relax together and spend any time in that room. I must stress the living room had no visible signs of damp and I'm super-confident that a carpet and upholstery clean in due course would easily remedy the smell we encountered. I'm sure this issue wouldn't impact everyone's holiday but, regretfully, it's a huge one for our family and meant we left far earlier than we wanted to.

    A lovely holiday cottage with great views overlooking the Arlington reservoir. Local walks very close. Local area has a lot of country villages with great pubs, Tea rooms, and farms with local produce. Only 15min drive to the coast near Eastbourne and Brighton, plenty of places to visit. The cottage was in excellent condition with an exceptional well stocked garden for sitting out. Couldn't find any faults!! Will definitely be returning!!

    A haven of peace and tranquillity with amazing views. Wonderful to see rabbits and ducks in the gardens. Very cosy and comfortable and a great location for visiting places of interest. We loved it!

    A very nicely decorated and fitted-out cottage in a good location which would sleep six comfortably. However, there are a couple of features that perhaps would be better explained on the website. It is stated that the dogs are welcome at the property but there are certain restrictions made apparent in the information book once in the house - not upstairs, not on furniture and not left alone in the house; this should really be clear before booking. While the headline states two bathrooms this is a bit of a stretch; there is one fully equipped bathroom upstairs, a separate toilet downstairs and a walk-in shower in the downstairs utility room - not ideal. Finally, there is a pub within a mile but it does require a walk down country lanes partly without footpaths - dangerous at night.

    Polhills is a beautiful cottage in a stunning location. The cottage is very well equipped with everything you need and more. There was a very thoughtful welcome pack on arrival. The cottage was very clean and everything worked perfectly. Thank you for a truly memorable and relaxing family holiday

    Polhills is a wonderful place to relax in with all its home comforts, beautiful garden and stunning views over the reservoir. It was a very happy cottage to stay in. The owners left a very generous welcome pack which was much appreciated. There are many lovely walks in the immediate area and plenty of interesting places to visit close by. A car is really needed but it is under a mile to the nearest station on the Brighton-Hastings line which has an hourly service from Berwick. Highly recommended.
