fabulous little cottage in a beautiful location in a wonderful little fishing village which has some of the nicest people we have met Loads of things to do either in findochety or surrounds

This is a pretty good cottage in an excellent location, but it is let down by so many niggles and is not terribly comfortable to stay in. There should be a low ceiling warning. The letter box bangs and you need to put some card in it to stop it; there is no lock on the door leading into the garage from the kitchen, which is filled with rubbish, you can't really sit outside anywhere; the dishwasher is loose and rocks around and so catches on the kick board that runs along under the other cupboards; several plates are chipped and some stuff is very 70's and ought to be thrown away; we had to sit round the kitchen table most of the time because the seating in the sitting room is inadequate for 6 - there is a tiny chair and a very uncomfortable sofa which needs replacing - and there ought to be a rug and at few dvds to play (bring your own if it looks like rain, there are none at all); upstairs there are three good sized bedrooms but watch your head; all the mattresses need replacing as all are absolutely terrible and unsupportive (unforgivable if you are renting a property out), the bedding is poor quality and is very unappealing and not of a suitable quality for rental - and the towels and bath mats are washed out and grotty. If you like nice towels, bring your own. Towels and bedding ought to be replaced annually to keep it looking smart. They do supply tea towels. Bring your own hairdryer too - theirs looks lethal. The painting needs finishing in the upstairs bathroom and the towel ring needs reattaching to the wall. Both bathrooms need more towel rails - and the metal rack by the sink in the upstairs bathroom, which is the only place for your toiletries, is rusty. Yuck. Both bathrooms also need ventilation - downstairs the window needs replacing with a split window with a storm window to open at the top to preserve privacy and upstairs a velux would solve the ventilation and lack of light. All doors upstairs need hooks on for robes and towels, including the bathrooms. There is damp coming in round the velux in the second twin room and also round one of the windows on the landing outside. The porch has been repaired, though. The garage door needs painting as it makes the rest of the property look uncared for. It is almost as if the owners spent a lot of money on it to let out and got most of it done, then ran out of enthusiasm and imported a load of stuff from their grandparents' house - like the pictures on the walls. The welcome manual needs updating and sprucing up - this also gives the impression that the owners have run out of enthusiasm. They obviously haven't just started renting it out.... The area is outstanding; Findochty has a lovely harbour and we really enjoyed the coastline and proximity to Elgin. With a bit more care this could be such a nice place to stay - it just needs to be a bit more comfortable.

Unfortunately our stay at Sandy Braes was cut shirt by horrible weather. The cottage was fine although in some parts it could do with a wee tidy up . One thing to beware of is low ceilings I banged my head twice before I saw the sign !! Lovely wee village with a pub that does good food and a shop as well and not to far from Elgin.

I sometimes think that having dogs can be a drawback as cottages are not always clean. Sandy Brae was tired but clean. I was surprised there was not a welcome pack as the shop was not obvious but l did like the idea of having an emergency food larder. The owners have done a great job in addressing any complaints and comments mentioned in the book. My final comment is you get what you pay for but the important aspect about Sandy Brae was the owners have addressed what is important, home from home and this worked beautifully. Thank you.

Living room would be tight for 6 people, but for 4 or less it's fine. Well specified kitchen with a great range of appliances - washer drier especially useful. Some routine general maintenance needed as a few minor joinery jobs building up. Reviewed as a 9 because the boiler pressure had dropped into the red area; making it very likely that it would break down during our stay, and I had to fix it - this turned out to be much more difficult than just opening a tap, and this should be checked at every changeover. A comfortable home in a lovely unspoiled area - would definitely book again.

lounge furniture uncomfortable and not adequate for more than 4 people, the letter box bangs all the time unless you put a paper in it, a shame because the rest of the cottage is fine and good value for the area. seals can be seen at the back of the golf course, local shop well equipped and Tesco 3miles away
