No smoking. \n \u003e This lovely barn conversion is tucked away down a country lane in the heart of Broadland enjoying glorious views across open fields. Summer House Stables offers spacious and a thoughtfully furnished interior as well as a large enclosed garden complete with a hot tub. The farm is set on a SSSI Site of Special Scientific Interest and marsh harriers bearded tits swallow tail butterflies and bittens can be seen. The village of Catfield is located just 1⅓ miles away and offers a local shop and pub. Set amongst a gentle and tranquil rural landscape dotted with ancient churches wind pumps and nature reserves this area of Norfolk offers a wealth of opportunity to enjoy walking cycling and bird watching. Nearby How Hill Nature Reserve with its marshes meadows woodland and open water is well worth exploring. Riverside pubs and cafés are plentiful and a number of Broadland centres offer bike and canoe hire - possibly the most delightful way to discover the lovely reed lined waterways and their abundant wildlife. Visitors can also hire boats at nearby Potter Heigham just 3 miles away or take a cruise from bustling Wroxham the capital of the Broads. Close by BeWILDerwood a magical tree top park promises children a day to remember and lovely dune backed sandy beaches are a short drive in Sea Palling.\nFor lively family fun visitors need look no further than Great Yarmouth with Pleasurewood Hills theme park whilst Cromer also offers traditional seaside entertainment including a renowned end of pier show. Bygone museums craft centres and National Trust Blickling Hall are all within an easy drive as is the medieval city of Norwich with its magnificent cathedral castle galleries museums cinemas theatres and excellent shopping. A little further afield on the north Norfolk coast seal watching boat trips can be found at picturesque fishing villages many of which also boast pubs and restaurants serving superb locally caught seafood. Fishing is available along a stretch of the River Ant 2 miles by arrangement with the owner. The pretty village of Ludham just 2 miles away boasts two pubs and a good range of shops. Beach 7 miles.     Summer House stables is a lovely cottage, comfortable, spacious and well-equipped. Its at the heart of the Norfolk Broads and easily accessible to the coast and beautiful beaches. The seals at Horsey Gap were a highlight. We enjoyed the hot tub after days walking in the countryside. A few maintenance niggles mean slightly less than top marks but generally the kitchen had most of the things we needed to cook in every night. One thing that I would note is that the central heating can’t be adjusted by guests - it’s a warm house and we had good weather but a couple of mornings were a little chilly. Overall we were very happy here and had an excellent week.

    The cottage was beautiful, would highly recommend, the views in the back garden is stunning, hottub was great. Cant fault this cottage and would defiantly come back again and would highly recommend., So much to do locally as well, we stayed for the week and could of stayed longer.

    Had a lovely week with the family. Lots of space for everyone, the boys loved the football net! Good facilities in the house ( a television in every room!!) Would recommend it to all.

    The cottage was good but not the best we have stayed in hence no scores of 10. The "Welcome pack" was very disappointing and nothing like the picture portrayed on the cottage website information. We expected useful local produce, what we received was a bag of crisps, a packet of Tesco biscuits, a small milk and a bottle of wine, hardly local. There was no teapot in the cottage, the skillet was in a disgusting condition with almost all the non stick scratched off and in our opinion was unhygienic and therefore unusable. The toilet seat in the ensuite was only held in place by one fixing and was not secure, the facilities for drying towels in the bathrooms were non existent. There was a lack of instructions in the cottage regarding recycling other than a calendar of collection dates, there were no instructions as to what was recyclable in the area, or where the bins should be placed for emptying. When we arrived both bins were full to the extent that the lids would not close. The black waste collection bin should have been emptied on the day before we arrived, but was obviously not pushed to the roadside by the previous occupants. We did manage to get the green recycling bin emptied the day before we departed. Instructions need to be provided.

    Fabulous place to stay, the summer house stables has everything you could want. Set in a rural village it location is perfect. Its out of the way but not isolated. The house is well equipped and the garden ,hot tub and bbq are a nice extra making your stay perfect . I wouldn't hesitate to book this you won't be disappointed.

    Absolutely loved the place everything you need. Loads of seating. Only petty criticism the Duvet in master and king rooms are really heavy the cottage is very cosy and warm perhaps lighter duvet's may be better. As I said this is a petty criticism this would not stop me from returning as we had the best relaxing week Thank You

    A fantastic cottage. The whole family thoroughly enjoyed it. The garden was lovely for the children and dog to play in and the cottage was so spacious. I would highly recommend.

    Good central location for North Norfolk and East coast. Cottage was excellent, characterful and very well equipped. No complaints at all. There was a very small issue and the owner called round promptly and dealt with it.

    It’s the second time we have stayed at this cottage and we absolutely love it. The cottage it’s fantastic for dogs the garden is huge so they can run around whilst we relax in the hot tub! We can’t wait to return!

    Our only downsides were the heating was irrational, one morning underfloor heating on, the next not. Lime scale in the ensuite. Local amenities were limited but we expected that. Loved the quality, space, garden and a very well kitted out and comfortable house. We loved it. Very relaxing

    A fantastic stable conversion. Modern and beautifully decorated with underfloor hearing throughout so you are always warm when you want to be. A very equipped kitchen with everything in it that you could want. The back garden is huge and fully fenced. I was worried that our 2 year old Labrador would jump out, but the fencing was high enough and it was fine. He had a great time running around in all the space, and there were plenty of lovely country walks to go on. There is also a hot tub in the garden, which was a fantastic addition and was a huge hit with my teenage daughter. The local area has lots of fun places to explore and we spent time in Wroxham, Great Yarmouth, and cromer, as well as a visit to seal the colony of seals on the nearby Horsey Gap beach. Finally we were very happy that a good size Tesco supermarket was just 7 mins drive away, and there is also a good local shop in Catfield. All in all, a great stay and I’m sure we will return.
