No smoking.\n The Annexe is a modern single-storey semi-detached holiday property adjoining the owner’s house with its own small enclosed garden and views over open countryside. Located in the village of Newbourne it is an ideal base to explore the Suffolk countryside and Heritage Coast. Felixstowe is 10 miles and the charming market town of Woodbridge with its range of shops restaurants and sailing space for small boatdinghy at property on the River Deben is 5 miles. The village of Newbourne boasts its own nature reserve Newbourne Springs. Other attractions include the ancient burial ground at Sutton Hoo NT Framlingham Aldeburgh and Snape Maltings.     The couple who owned the annexe could not have been nicer, there was a welcome pack which included milk,bread,butter and biscuits.However the property is on a busy road with no pavements, and we were unable to use the beautiful gardens as the owners have two dogs of their own and our dog is very nervous also the owners appear to dog sit for other dogs mid week. The kitchen floor was sticky and the property was tired and could do with updating, the bathroom had a shower which had a wooden step which was quite worrying to step on .

    The couple who own the annexe were nice but the annex was not very modern and needed some upgrading and repair to the shower and the roof to the utility rooms and outside door. The shower had a very dangerous diy step that you had to use to get into it with and there was dry root that you could see behind the step under the shower base. The roof of the utility room was leaking and the outside door was in a need of repair as it would not close. The was a problem with the fence around the annexes patio area that needed to be repaired as we could not let our two dogs go out there was a aggressive dog to stay next door mid-week

    This was a great base to use to explore the area, have visited many towns including seasides and country parks to walk the dogs. You do need to be 'early risers' to stay here, as the dogs next door do like to bark!!
