Private parking for 1 car. No smoking.\n Set in the beautiful East Sussex countryside on the outskirts of the little hamlet of Three Oaks you will find The Studio. An ideal spot for walkers and cyclists in fact anyone that appreciates the countryside conveniently located on the 1066 walk that commemorates the Battle of Hastings and following in the footsteps of William the Conqueror. The seaside town of Hastings is 4½ miles away with the Old Town offering quirky antique and vintage clothing shops and St Clements Caves where you can discover Hastings smuggling past and of course the pier Pick up some fish and chips from one of the little shops by the sea front and sample the day’s catch. The medieval Cinque Port town of Rye with its cobbled streets and tea rooms provides a good day out and you can climb the bell tower at St Marys church for some stunning views. Explore the Royal Society for the Protection of Birds Nature Reserve. Visit Pett Level at low tide and see the 6000 year old sunken forest revealed when the tide goes out and a great spot for investigating rock pools making sandcastles or simply listen to the waves lapping. Camber Sands as its name implies offers miles of golden sand dunes to stroll through or book yourself a kite surfing lesson if you’re feeling energetic. A range of creative and well-being activities such as painting in the landscape creative writing foraging yoga and therapeutic massages can all be arranged by the owner. Golf and fishing are available close by. Good rail connections to London for further sightseeing opportunities. Beach 5 miles.     We loved the studio. It was comfortable, modern, clean, well equipped and warm. The beds and bedding were very good. It is more remote than we had realised but it wasn’t a problem and the location is lovely. Thoroughly recommend.

    We have 2 children and noted that the description said there was an outdoor sitting area with furniture. There wasn't. It was possible to walk all the way around but it was very dark at the back, no furniture and the owner's own car took up most of the little space there was. The property doesn't have a back door. We were told about the projector that we were not permitted to use because that is for the artists who rent it out as a "retreat". Shower not the cleanest. Whomever cleans it seemingly doesn't lift up the shower mat as most of the muck came from underneath it. Nowhere to hang out a wet towel after day at beach. We used railing at front door steps. Oven came out of its wall space once as we opened oven door. Needs to be secured. No hairdryer, no clothes iron. Text from owner night before departure reminding us to be out by 10am or earlier, can't check in a minute before 5pm which in our opinion is late for such a small property. If you like style over substance, then it's lovely. If you have a family and want practical living, would not recommend.

    The studio was cosy and functional and served as a good base to travel into Hastings from. Beds were amazingly comfortable and the studio was fully equipped for our needs.

    toilet system running all the time could do with a power shower plus no microwave apart from that the studio is not to bad very quite very good pub 200mts away.
