Set in the Leicestershire countryside on a working farm are these two single-storey barn conversions Wagtail Cottage ref UKC1999 and Waxwing Cottage ref UKC2000 which has a private hot tub to relax in after a day out exploring the countryside. The area is well known for its beautiful scenery and is ideal for walking horse riding and cycling. The quaint village of Lubenham is 1 mile away and has previously won the prestigious Central Village of the Year Award and has a village pub a 12th-century church and village green. The village of Foxton is also only 1 mile away has a shop and is home to the unique waterways landmark of Foxton Locks the famous flight of 10 locks on the Grand Union Canal which are Grade II listed and over 200 years old. Here you can visit the Boiler House which is full of history or take a leisurely boat trip. The market town of Market Harborough is 5 miles away and has many independent shops restaurants bars and cafés to experience and explore. The train from Market Harborough can have you in St Pancras London in an hour. There are many National Trust properties within 20 miles including Lyveden Priest’s House at Easton on the Hill Ulverscroft Nature Reserve and Stoneywell. Oadby home of the fascinating University of Leicester Botanical Gardens is 11 miles and close by from here is Leicester racecourse. Rutland Water with its beach and opportunities for sailing walking and cycling is about a ½-hour drive away.     Having stayed at Wagtail cottage many times,it never disappoints. Perfect for get togethers with family and lovely walks along the canal with the dogs. We will be returning very soon!!

    Enjoyed a fabulous weekend at Wagtail Cottage. Beautiful cottage set in tranquil surroundings. Julie, the owner, was on hand for any query. Wouldn't hesitate to recommend this cottage and would definitely return.

    Absolutely amazing cottage. Owner so helpful and attentive. Always available. Visually and location wise one of my favourite cottages I’ve ever visited. Only slight issue is that it’s such a shame nothing can be done to sound proof the cottages better. The adjoining nature means that sound travels throughout the whole block and you’re at the mercy of the first person awake and the last person to sleep. The location of the tv, on the adjoining wall, means you can hear the programme being watched by your neighbours. Word perfectly. Would be perfect holiday accommodation, if you were hiring both out as one big group.

    We had a lovely time at Wagtail Cottage, quality time with the family. Had to cut our stay a night short as my husband was unwell, but apart from that it was great. Hope to return some time.

    Wagtail Cottage is excellent. Unfortunately our stay was spoilt to an extent by very inconsiderate people in the adjoining cottage who were extremely noisy. Would stay here again though as no problems with the cottage itself.

    Overall lovely, clean and spacious cottage. Could have done with a few hooks in bathroom for towels. 3 adults sharing same bathroom meant not all towels could be hung on radiator and only one hook on door. Would recommend cottage. We were lucky that there was no one next door so very quiet. from other guests comments sometimes noisy neighbours.

    10 of us have just got back from a long weekend away at both cottages it was an amazing weekend everyone loved it. Very clean, hot tub was amazing and could of asked for it to be any different. Thank you!

    Cottage was in a lovely position. Easy to find. Very spacious and comfortable. A few negative niggles; No welcome pack, not even a pint of milk, which is fairly standard now. Garden is not secure. It is a ranch type fence that dogs (and toddlers) could just walk through. No manual explaining eg how to work oven, change radiator temperature, when to put out bins, good local pubs etc. Overall a very pleasant stay and these niggles can be easily remedied.

    Brilliant. Took both cottages for an early family Christmas. Plenty of room for us all. Dog enjoyed the stay too. Walks from the cottages to Foxton locks.

    We had the best time at Wagtail Cottage! Julie - the owner - greeted us and ensured we had everything we needed for the duration of our stay; she was also always just a text message away if we had any questions at all. Julie was extremely accommodating of our needs and we felt really looked after. The cottage is located in beautiful countryside, far from the road but near to shops and great pubs. Would highly recommend staying here!

    Lovely cottage, furniture etc. All great. Wood burner a lovely extra. The only things we’d have suggested as extras would be a hairdryer, milk and a cafetière!! The owner was fab, very kind and helpful, even giving us a jar of jam when we needed it for a cake!!

    The cottage is semi detached and part of a barn conversion. It is comfortable, clean, well-furnished, and Julie met us very nicely on arrival. Our huge problem on this otherwise lovely 3 day break, was the fact the other part of the conversion, which has a "soundproofed" adjoining door, was rented out to a group of about 6 ladies having a reunion. Every single sound can be heard as the tasteful conversion, is unfortunately, like a box for noise. The party on the first night went on with music and conversation until 4 A.M., and was like we were all together in one large room. I've noticed many cottage rentals are saying NO PARTIES OR EVENTS. This needs to happen at Wagtail Cottage, unless the 2 adjoining properties are rented together. We would love to stay again, but we would want assurances that the neighbours were having a normal holiday and not holding an early hours party. The other problem we had was that the security sensors in the corners of the bedroom kept flashing white light if there was movement in the darkness. This could be caused by lifting an arm to pull over a duvet, getting up to go to the loo, or whatever. At first I thought it was a security light outside being disturbed by an animal, but then realised this was a flashing white light in the bedroom itself. The cottage was beautifully furnished, we had all we needed, but a hairdryer would be useful, I forgot to pack one. The washing machine was good, and our sons used this, but its in the "tower" part of the 2 cottages, not in the kitchen, however no problem for the boys. We had brought our own drying rack fortunately, the cottage didn't appear to have one. Small ironing board and iron was provided. Good quality fixtures and fittings, and decor very pleasing.
