Having its own games/utility room with a pool table and table tennis within a purpose made outbuilding, which is just opposite the property, there is something to entertain the whole family. It is located in the quiet village of Roydon, just 1 mile from the market town of Diss, which is plentiful with shops, cafés and restaurants. The area is great for exploring the delights of Norfolk and Suffolk with its Heritage Coast, including Aldeburgh, Dunwich, Walberswick and Southwold are all within easy driving distance. Hire a boat on the famous Norfolk Broads or, for thrill seekers, head to the areas only theme park, Pleasurewood Hills, or enjoy Great Yarmouth’s golden mile and funfair. The property lies midway between the historic market town of Bury St Edmunds, famous for its cathedral, Georgian theatre, abbey and gardens, museums and markets, and the historic city of Norwich which also has a cathedral and market plus a wide range of shops, restaurants and galleries to delight you. Nearby you will find nature reserves, Bressingham Gardens and Steam Park, Banham Zoo, National Trusts Ickworth House and Thetford Forest, where you will find extensive walks and cycle trails. If you want a day out at the seaside, both the Norfolk and Suffolk coastlines are within an hour’s drive. Add in lots of nature, walks and cycle routes and you will soon see just why this area is such a popular destination for visitors. Beach 23 miles. Shop and restaurant 1 mile, pub serving good food ½ mile.

Very happy with our stay, Karen & Kristian were lovely hosts.

What a little gem, lovely barn with everything you need at hand to make your stay comfortable. Furnished to such a high standard and the owner (Karen) couldn’t be more lovely and helpful. Ps the complementary hamper was amazing and very thoughtful.

We had a fantastic stay at Woodcrest Farm Barn, with everything you could possibly need. A hamper was provided with lots of lovely goodies. The barn was absolutely spotless and felt like home from home, which was great with a four year old and five month old baby.
The hot tub and games room were added bonuses which were great for winding down at the end of a busy day exploring.
We will definitely be returning!

Lovely modern cottage in a nice area just outside the village of Diss.A warm friendly welcome from the owners and one of the best welcome packs we have ever had .However not as quiet as we would have liked as a steady stream of customers for the owners business share the drive way .our holiday went well until the last couple of days when we were awakend at 8 am by the noise of an excavator in the owners garden area where ground works were being carried out .Then later on in the evening a JCB was moving gravel around in the same area .overall not as peacefull as we would have liked.

Beautiful accommodation the welcome hamper and bottle of fizz was a lovely bonus. Our 7 year old loved the games room and dvds that was provided. The owners were very friendly and helpful. We would recommend this holiday home!

The barn conversion has a wonderfully quiet rural location yet is only 5 minutes drive from Diss. The property is beautifully decorated and fitted out. It has comfortable beds and furniture. The barn benefits from having a games room with a pool table and table tennis, a hot tub and jacuzzi.
The fast broadband connection was a real bonus and the smart tv has all the apps you need. There is also a dvd player and lots of films. There is a large selection of books and games as well.
There is a patio with a table, chairs and a parasol and a bench. The kitchen is very well equiped with pans, crockery, knives and forks. There are carving knives and a good assortment of cooking equipment including a microwave, toaster, kettle, oven, fridge and freezer and ceramic hob. Sugar, tea and coffee on site together with sauces and condiments.
Bedding and towels were all provided. There are two bedrooms, and 2 baths and one shower. Soap and comfy flip flops are also provided. The barn also has under floor heating.
There is plenty of parking available at the side of the garden. Water and electric costs were all included.
The owners, Karen and Kristian provided a very warm welcome and demonstrated the washing machine, the hot tub and left a fantastic hamper of food together with a bottle of proseco. A fresh vase of roses was left for us aswell. All in all we had a great time and many thanks to Karen and Kristian for their generosity and superb attention to detail.

Very friendly welcome and very clean and tidy on arrival. The owner, Karen, left a lovely hamper, which is the best we have ever had and very welcome. The fresh loaf was lovely! Karen had put up a happy birthday banner for me as it was my birthday which was a nice touch.
The barn was not quite as private as we would have liked but this wont bother a lot of people, that's just personal preference. There were quite a few people coming and going so we didn't feel like we could relax as much as we would have liked.
We still had a lovely time though.
