    This property should not be advertised as luxury accommodation. Beds were comfortable and bedrooms nicely decorated, but unfortunately, that is where the "luxury" tag ended. The lounge furniture was dilapidated and uncomfortable, with the dining room table and chairs resembling garden furniture. The kitchen area was functional but facing was coming off the work units giving a neglected feel to the room. An infestation of moths was apparent and there were cobwebs and spiders in all corners. Despite advertising as dog friendly, there are no bins to deposit dog waste, so we had to collect it in carrier bags and put it into the general waste bins - however, this is more than the owner did, whose dog pooed everywhere and it was not picked up. I understand that the property is marketed as being suitable for six - we were four adults and two dogs and we were incredibly pushed for space!

    Would stay again however no mention of the quite steep steps up to the property which could have presented issues to less baked people,very little flow from hot water tap in bathroom which had been highlighted before and not fixed, comfy bed and warm enough in the property, never saw the owner.

    West Burton is a beautiful village in the Yorkshire Dales with excellent walking from the doorstep. The accommodation had a small open plan dining, kitchen, living area which was just adequate for two but not for four. Seating was not comfortable and a bit dated. Good spacious comfortable main bedroom with an excellent bed. Some stunning beauty spots nearby. Aysgarth Falls should not be missed and the little cafe opposite the bridge serves excellent food at reasonable prices.

    On arrival we were greeted by Liz to be shown around and given a torn off piece of some old bath towel which she advised we should use this as a dish cloth !!! Although as we walked around the Coach House certainly felt warm with seeing storage heaters and a wall mounted fire effect fan heater totally out of place On returning from an early meal out the rooms felt cold and a little damp, putting the TV on and soon felt that the room was cold so switched on the fan heater Sitting there you could feel the cold wind blowing up through the carpet from the stables below. The settee was covering the storage heater so no heat directed into the room itself We actually went to bed clothed The overall cleanliness was poor with a sticky floor area in front of the sink and on moving the settee the following day to let some heat out the mess under the settee was disgusting The bathroom was not much better the w/c would not and could not be flushed properly as the push button was half missing and frequently became stuck The hot water tap in the wash basin was slow no really really slow cold fine but hot slow better in the kitchen The shower performed poorly and the waste outlet had a cover missing so plastic vanes were sticking upwards leaving a potential foot damage I have taken photos of all the above but the Coach House in our minds clearly requires some regular TLC and some up grading We saw very little point in raising these issues with Liz as far too many items and we were only there for three nights Overall very disappointing
