    A lovely location and great to step out of the door into Grizedale woods. Kitchen and equipment were not fully clean. Bathroom same, but its cosy and warm. Think its overpriced for the star rating. No milk or bread or soap on arrival, or coal or wood. Overall, a beautiful location but needs some TLC and a few homely touches as well as a thorough clean.

    The first impression on arrival is not good. The windows are rotten and shabby. The white rendering is cracked and discoloured. So the cottage looks unappealing. Inside the cottage is not very clean, dirty cobwebs in the kitchen window, pubic hairs on the shower room floor. the whole cottage could do with a proper clean. Some of the kitchen utensils are well past their sell by date. The frying pan for example the Teflon was peeling off . Overall we were very disappointed in the cottage. Lets we have had in the past with you have been great. Clean well equipped and with a welcome pack. It surprises me you keep this cottage on your books. The experience leaves us very dubious to book via you again as the properties are obviously not inspected by you.

    We know the Lakes well but have never visited the Grizedale Forest area before so decided to try somewhere a little different. It's still a bit of a drive from the forest and isn't the close to Satterthwaite either; it's really a bit middle of nowhere. This may suit those who just want to go walking from the cottage but I would not recommend the cottage if you want to be close to anywhere (shops or pubs). The cottage can be approached from the north or the south. We took the road from the south (Newby Bridge) on arrival and thank goodness we have sat nav as the written directions are inaccurate. They also don't warn you about the very narrow country lanes. The north (from Hawkshead direction) is a better route in although very hairy at times too. The directions do warn about this. The cottage itself is very shabby from outside but is actually well-kept inside. It's very compact but perfectly adequate for a small family for a short stay (we were 2 adults, a 12-year old and a dog). It's well decorated and comfortable downstairs. Can't comment on how well equipped the kitchen was as we ate our main meals out and just had snacks back at the cottage but the fridge is a very good size. Upstairs is less comfortable. The master bedroom is small and I bashed myself on the dressing table shelf several times trying to pass the bed. The bed itself is very squashy and not comfortable at all. My daughter loved her room, though, and said the bed was very comfortable. The shared bathroom is very, very small. The shower itself is a reasonable size but the toilet is very squashed between it and the wall. If you are even a little on the larger size (size 16 plus for women or a strapping bloke), you cannot actually sit on the toilet comfortably and have to stand up and move away from the toilet to wipe. Nice. The toilet seat needs securing better as it moves when you sit on it. The mirror above the sink is either blue or green (we couldn't decide which) and therefore no good for shaving or anything else where you need to see into a mirror. The cottage seemed to be clean but there were lots of cobwebs around light fittings and tops of rooms. I know it's the country and there will be spiders but I think these have been there long-term so would benefit from a bit more attention. We had a dog but were a little bit flummoxed on arrival as to where we could take the dog for a wee as there was no grass around. There were a couple of gardens behind the property. We have no idea if one belonged to the cottage so huge apologies if it didn't as our dog went for a wee in there a couple of times. With no wifi, we couldn't access the cottage details online to check and there was nothing in the rather weak welcome booklet. Finally, we were very disappointed at the recycling arrangements ... or lack of them. If you want to recycle, apparently you have to drive to Ulverston which is 10 miles away. We were astonished by this. What property in this day and age - especially one in a national park - doesn't offer facilities for recycling. We only registered this on our last day and, with a car packed for the journey home, we couldn't take it with us. The outside bin was also full so we had to leave our rubbish and recycling bagged up in the kitchen. Overall, very disappointed. I appreciate that there's not much you can do about the lack of space in the bathroom but there should be warnings about this and the other issues, particularly lack of green space by the cottage for the dog to wee. Oh, and the parking is tight. If you have a big car, you will be in the way of the neighbours. And when you pull onto the road, you need someone to stand on it and signal you out as you are on a slope and can't see either way.
