A charming two-bedroom barn conversion in a rural farmland setting near Pulborough and Storrington West Sussex. With one double room and a superking zip-link room it has been sympathetically restored as a welcoming countryside holiday cottage for families and couples. The living space is open plan with a large farmhouse dining table to one side and to the other a cosy sitting area with Smart TV and USB sockets for mobile charging. The beautiful original beams have been carefully exposed and frame the room with their natural oak warmth. Double French doors open out on a terrace with table and chairs offering spectacular views north to the North Downs and Surrey Hills. Along a short corridor the modern kitchen is open but set off to one side and is cleverly arranged to provide a great range of practical facilities. At the top of the hall bedroom two features a zip-link bed and is furnished with a dressing table, built-in storage, USB charging sockets and a small television with DVD player. Next to bedroom two is the family shower room with relaxing rainhead and handheld shower intricately embracing the lovely beams into its structure. At the other end of the cottage next to the dining area bedroom two is a cosy room offering a double bed, large wardrobe and more USB charging sockets. Outside along with the terrace there is also an inner courtyard allowing for a spot of basking in the sun or another space for children to play. A gently sloping path joins the courtyard and terrace around two sides of the cottage and a fence and two latched gates wrap the outside area as an enclosed space for kids to wander.
Crowell is a homestead incorporating Crowell Shires the main house and another couple of converted barns. At this smallholding there are plenty of opportunities to enjoy country life with a low-key variety of livestock including sheep, chickens and lambs in spring. There are also resident buzzards and abundant bird life to enjoy. Being set on a single level with just a couple of low thresholds and a small step into the shower Crowell Shires is an inviting country cottage for those with limited mobility too.

Pulborough is a tiny hamlet tucked away in a rural corner of West Sussex. The farmland and countryside are dotted with the occasional cottage farmhouse or vineyard, otherwise it has remained wonderfully untouched and unspoiled. There are glorious countryside and woodland walks to explore with many footpaths and bridleways on the doorstep, while admiring the stunning views and wildlife. The area sits in the heartland of the renowned Sussex wine region with the famous Nyetimber Vineyard just 300 yards up the road. Also nearby are Nutbourne and Ambriel Sparkling along with Upperton, Stopham and Kinsbrook all within a short drive. Lying just north of the South Downs National Park the charming villages of West Chiltington and Nutbourne are only a mile or so from the park boundary at Pulborough Brooks. The Brooks form a deliberate flood plain and periodically it becomes a spectacular lake totally transforming the landscape. There are many excellent walks across here and along the banks of the River Arun, offering uninterrupted views south towards the South Downs.

RSPB Pulborough Brooks Nature Reserve is a wetland haven for bird life and an overwintering ground for many migrant species. 6 miles south in the direction of Storrington and nestling at the foot of the South Downs is Parham House, a magnificent Elizabethan home that is a real jewel. The historic market town of Petworth is just a few miles west and best known as the location of the stately home Petworth House and deer park which was landscaped by Capability Brown now owned by the National Trust and containing an internationally renowned art collection with numerous works by Turner. The town is full of quaint houses and cottages, interspersed with antique shops and tea rooms so it makes the ideal place for a stroll following a visit to Petworth House and Park. Beach 14 miles. Shop 2 miles, pub 1½ and restaurant 3 miles.
