No smoking. \n The Annexe at Church Farm Barn is a single-storey holiday property adjoining the owners’ home and located in an ideal location from which to explore this delightful area. Being all on the ground floor the property has a wet room complete with grab rails and a shower seat making it wheelchair user friendly. Sea Palling is just 3 miles away with its lovely unspoilt beaches. Visit the famous lighthouse at Happisburgh see the colony of grey seals with their pups in the winter at Horsey Gap or explore the Norfolk Broads and hire a boat from Stalham. Hickling Broad is just 3 miles away here you can go sailing windsurfing and marvel at the wildlife. For the keen gardener East Ruston Old Vicarage has 32 acres of outstanding gardens. There are National Trust properties in the region including Felbrigg Hall and Blickling Hall. Alternatively spend a day in the fine city of Norwich with its cathedrals castles museums theatres and cobbled streets lined with shops and cafés. Walking bird watching cycling sailing and fishing are all available locally. Beach 3 miles.     A good location, the owners live on site, close to the sea 10 to 15 minute drive, at Sea Palling with excellent beaches. The Star pub nearby (five to ten minutes drive) for good food that allows well behaved dogs.

    Lovely and clean. Hosts very friendly and helpful. Left some supplies eg milk bread eggs etc.which was very helpful. Only downside was not being able to walk to the pub etc as the road very narrow and no path.

    Dave and Deb's were the perfect hosts. They thought of everything. The list is endless, the welcome cake, flowers, biscuits for the dog, bread, butter, mile and eggs on arrival. Use of the field for our little whippet. Spotlessly clean, and the wet room was awesome. Bed lovely and comfortable and would definitely recommend this beautiful holiday home. Beaches close by, lovely little village with all the amenities.

    The cottage was delightful and well kept. Our hosts were very attentive and helpful . My husband is a wheelchair user and can often struggle with a change of environment but the annexe @ church Farm Barn made our few days away comfortable and enjoyable. Thank you

    This is probably the best cottage we have ever booked through website. Dave and Debs were very welcoming on our arrival and went through everything we needed to know about the annex. The welcome pack they provided us was amazing and not something I have received before, we had bread, eggs, milk, butter, coffee, cake, kitchen roll, toilet rolls, washing up liquid. Debs replenished this the following week as we stayed for 2 weeks. Towels were plentiful and a good size and quality. The bed was very comfortable and duvet was king size so no fighting over it in the night. The annex was suitably placed for what we wanted to do - nothing was too far away so we were able to go out walking every day on a variety of terrains. It was also good to have Stalham a few minutes away for shopping, but there were also decent pubs and cafes nearby as well as several great farm shops. The cottage provided us with a great base which was comfortable, clean and relaxing, we had everything we needed and I would definitely recommend to others as well as stay again if I was returning to Norfolk

    Very warm, clean and comfortable property. Only 3 miles from the beach at Sea Palling and not far from Cromer, Holt and Sheringham. Nice enclosed little garden at the back was brilliant for the dog. Welcome pack and flowers were a lovely touch and owners couldn't have been more helpful. We would definitely stay there again if we were in the area.

    This was 4-star accommodation of a high-standard. Our stay was in January and we found the Annex warm & cosy with lots of goodies on our arrival. Ideally situated for the Broads, Coast and the likes of Norwich, Cromer and Great Yarmouth etc are within easy travelling distance. The owners, who live next door, and are very welcoming and only too happy to make your stay a very enjoyable experience. Just right for two people (+ dog), and would also be excellent for a wheelchair user. JUST LOVELY ****
