    Bathroom: With shower over bath, and toilet.

    Sloping ceilings throughout.
    Bedroom 1: With kingsize bed and single bed.
    Bedroom 2: With ¾ double bed (for one).

    Bio mass central heating, (electric panel heater in kitchen), electricity, bed linen, towels, Wi-Fi and fuel for open fire included. Highchair.

    Enclosed garden with sitting-out area, garden furniture and BBQ. 80-acre farmland and woodland (shared with the owner). Fishing on-site (at cost). Bike store. Private parking for 2 cars. No smoking.

    South-facing and semi-detached, Avenel Cottage has a wonderful outlook across Yetholm Loch, where coarse fishing is available (at cost) to the Cheviot Hills beyond, and is set in a gloriously peaceful location on the edge of the owners’ working sheep farm just 2 miles from Town Yetholm. The living/dining room has views over the loch, a wonderful oak beamed fireplace, comfortable sofas and a well-used family piano. On the first floor the main bedroom has an imposing wood carved headboard on the kingsize bed and an additional single bed. The garden to the back of the cottage is fully enclosed and has sunny, sheltered seating areas. Nearby, there are the lovely border towns of Kelso, 7 miles, Jedburgh, 14 miles, and Melrose, 23 miles, to discover, each with good eating places, art and craft galleries, local food producers and ancient abbeys. The Northumbrian coast, Holy Island and the Farne Islands can all be easily enjoyed in a day. Shop and pub 1¾ miles, restaurant 7 miles.
    Avenel Cottage can be booked together with Lochside Garden House (S4484) and Lockside Stable House (UPK) to accommodate up to 29 guests.

    We had a wonderful time at Avenel Cottage. It is in a gorgeous rural location in the Scottish Borders near Kelso. Warm, comfortable, dog friendly, just what we wanted.

    A lovely cottage to relax in. It has a homely atmosphere and was lovely and warm. The kitchen is adequately supplied. The bathroom A little small but clean. A good enclosed garden, though a little over grown but our dogs loved it. To wake up to the beautiful view and see the sun shining on the hills was an added bonus. We hope to return next year.

    Enjoyed our stay. Suggest the skylight in main room has a blind as in Summer you are awake at 4:30am. I am early riser but not that early. Surrounding area is beautiful, great for walking and if weather is poor there are attractions to go and visit.

    Fantastic mini holiday, lovely and relaxing. It was great looking out the window and seeing Yeholm loch, going into the gorgeous little back garden and meeting all the different animals at the back. Perfect for my young kids. We absolutely loved it. Hopefully we’ll be back x
