• About Courtyard Cottage

The 200 acres of glorious parkland surrounding Mellerstain House, one of Scotland’s grandest stately homes, designed and built by William and Robert Adam, provide a wonderful setting for these two delightful cottages (S4568 & S4569). Visitors are welcome to roam the grounds including the fabulous Italian-style terraced gardens which command panoramic views over the lake to the distant Cheviot Hills. The scenic and historic attractions of the Border country are all close at hand and the beaches of Berwick and Holy Island are also easily accessible. Kelso (6 miles) offers shops, inns and restaurants and is home of Floors Castle and the famous Kelso Horse Races, whilst Edinburgh, with its magnificent castle, museums, galleries and excellent shopping, is only a 35 mile drive. Fly fishing can be arranged locally, several golf courses are nearby and shops and pubs are just 3.5 miles away. Beautifully appointed and very comfortable, these two properties offer a unique holiday opportunity. Clock House, ref S4568, has been beautifully converted to a high standard to form part of the Old Clock House dating from the early 18th century. The courtyard coffee shop serves delicious home cooking on ‘house open’ days - and special occasions, large and small can be catered for by arrangement in the state rooms of Mellerstain House. Shop and pub 7 miles.

Cottage comfortable. Could do with a bit more crockery and kitchen equipment eg stronger masher, vacuvin etc. We were only 3 but full house would have needed to do frequent washing up. Oven trays needed a good scrub. Only one tea towel. Would be useful to have info re recycling in cottage: we didn't find all bins etc till near end of week. Very peaceful location and staff very pleasant and helpful. Grounds thoroughly enjoyed both by ourselves and the dog! Lovely area for walking and visiting local towns, abbeys etc

Cottage location was excellent for what we wanted which was lots of dog walking. Isolated if you wanted to go anywhere, car is required. Staff were brilliant, lovely and friendly.

Cottage was fine The 2 upstairs bedrooms were of good size. The downstairs bedroom was cramped and smelt of damp. The cottage would have benefitted from a small private garden so guests could relax outside. Kitchen equipment was good, beds comfortable Mellerstain House and gardens are spectacular Good spot for touring the borders, most places such as Berwick on Tweed, North Berwick and Peebles about an hour away, and Edinburgh easily accessible by train from Tweedbank

We have had a glorious week here in the sunshine. The main house and garden are worth coming to as they are exceptional. The cottage is simply and decently furnished with comfortable beds and sofas. We were 3 adults and had plenty of room but it might be a bit cramped for 6 adults. The courtyard setting is not intrusive and the cafe opposite is excellent. Although there is no private garden there are superb places to go and sit, stroll, walk in the grounds. It really is very special.

For location and setting you will be hard to find better. The accommodation was let down by the amount of crockery available if all bedrooms were occupied and the attention to detail in cleaning is required with a number of cobwebs needing removal otherwise clean and comfortable. Were these issues addressed the property would receive full marks. Difficult to recommend good eating establishments but a guide would be useful in the cottage facilities handbook. We visited Earlston, Red Lion and the chip shop in the high street was very good for take away food at the end of the day. Also the Wagon Inn in Kelso served an excellent evening meal.

A lovely cottage given that it sits in the grounds of Mellerstain House, so lots of nice parkland to roam around. Great sized bedrooms upstairs, but small downstairs bedroom and living area a bit cramped (for 2 adults and 3 kids and dog!). The cottage was generally tidy and clean, however an annual spring cleaning job is needed e.g. cobwebs and dust on higher window areas, the 4-poster bed canopy (!!) and the on-suite bathroom window of one bedroom which was admittedly high up, was so dirty it was unbelievable ;( and must surely have not been cleaned in years. This let down the overall otherwise nice appearance of the cottage. Crockery needs replaced, many chipped and cracked bowls and plates. I mentioned some negatives but it wouldn't stop me booking the cottage again, overall good.
