Surrounded by quiet lanes local walks and bridle paths from the doorstep do remember to pack your walking boots Jam-packed with charm this barn has been delightfully furnished and equipped to provide guests with a warm welcome regardless of the time of year. The property boasts an open-plan living room a contemporary styled and well-equipped kitchen and being all on one level it makes it ideal for guests that would rather avoid stairs. Nestled in the owner’s grounds with six wide and sweeping steps leading to front door or just 2 steps to the rear door accessed over a slightly uneven grassed area the barn has an unfenced wrap-around garden laid to lawn and a gravelled patio area to the front.\nThis is the perfect location from which to explore both the Norfolk Broads and the Norfolk coast just a 30-minute drive. The seaside resorts of Cromer and Sheringham offer wide sandy beaches and a host of attractions. Cromer boasts a pier a carnival week in August and weather-permitting a spectacular New Year’s Day celebration complete with fireworks. Sheringham is home to the North Norfolk Steam Railway Splash Leisure and Fitness Centre and Sheringham Park. Numerous bird sanctuaries salt marshes and wildlife centres punctuate the region and popular RSPB nature and bird reserves can be found around Cley-next-the-Sea Blakeney and Morston. Head to the seaside village of Mundesley 8 miles for its superb sandy beach and charming village centre.\nWroxham known as the ‘capital of the Norfolk Broads’ provides daily boat hire river trips shops waterside cafés and restaurants making it an ideal starting point to explore The Broads.     We enjoyed our week here, many places were within easy driving distance. As it was in a tiny village there was nowhere to walk to but we didn't mind exploring.

    A tranquil retreat in the heart of the North Norfolk countryside. So peaceful, the only noise comes from nature itself. Superb quality cottage with oodles of character, very well equipped and within a short drive to the coast.

    We had a lovely time at Elm Tree Barn. Sally and Richard were very accommodating, especially at such late notice. Plenty to do around the area. And both dogs loved it. We would definitely return.

    This is an exceptionally cosy, comfortable and beatufully converted barn in a very peaceful, rural setting. Ideal location for exploring Norfolk with its beaches, Broads, culture and history. The owners are very friendly and their dog is lots of fun! The only slight inconvenience for us was dog walking from the barn. It can be tricky in the dark as to get to a footpath you need to navigate a single track road with no pavement or lighting. A torch is provided though and the road is not busy. Thoroughly enjoyed our visit and would love to return sometime.

    A beautiful barn in beautiful surroundings! Sally and Richard were impeccable hosts and their dog, Timba was a joy. We wouldn’t hesitate to recommend their barn to anyone requiring relaxation. We will be rebooking!

    A well equipped, beautiful barn converted cottage in a very quiet location. Very comfortable, light and highly recommended. Tasteful decor - everything to a very high standard. Made very welcome by Richard, Sally and Tim the friendly dog. Our first time to Norfolk and it won't be the last. Malcolm and Gloria.

    Great place to stay if you like the peace and quiet of the countryside.We were welcomed by a lovely couple Sally and Richard, only downside not a great signal for mobiles or tablets. We thought the Banningham Crown a great place to eat, a bit further to travel than local pub but worth it.
