Inside the cottage is full of character, with original features including flagged floors, open fires and good quality furnishings. Matterdale lies between Keswick and Penrith, very close to Ullswater and with access from the M6 in 10 minutes.

    High Birch Close is a lovely Georgian farmhouse in a beautiful setting with peace, tranquility, wildlife, fabulous views and great walks on the doorstep. Rooms are spacious with lots of original features and furniture appropriate for the age of the property. There is a large, modern extension. We had a lovely time, however some elements of the property are very tired and need up-grading. The single beds and the second double bed were very uncomfortable. The bedding, pillows, bath mats etc were well-used and well-worn. Unused duvets were heaped in one of the wardrobes which had a rolled up rug propped next to it. The downstairs shower room needs better ventilation and the hand shower in the lovely main bathroom is of little use. The kitchen is old and functional, but could have been cleaner. (There were two slices of toast down the side of the fridge and there were huge amounts of flies in the kitchen on a daily basis despite copious use of fly killer). The pots, crockery, pans etc were just jumbled into the cupboards and the cupboards did not look like they’d been cleaned out for some time. Missing curtain hooks meant curtains could not be closed properly in a couple of rooms and the iron/ironing board were very old. Outside there was a plastic table and four chairs - the house sleeps six. Other chairs were stacked in the outside storeroom but looked rather grubby. The woodland described in the property details was inaccessible due to the large amount of nettles making it definitely out of bounds for young children. There was also a large wasps nest in the garden which due to its location posed a risk to children - even allowing for the countryside location flies inside the house and wasps nests are unnecessary additions. I’m not sure when this property was last inspected but I feel a little more attention to detail is required.

    We have been going to High Birch for newly 30 years and have enjoyed every moment. The setting outside the honey pots of the Lakes is perfect.The wild life and easy access for really good walks was also important. We have always considered it almost like our second home. Just one thought, perhaps the kitchen is now a little tired but don’t change the character of the house too much.

    Beautiful house in a lovely quiet location. Would highly recommend. Being half term, it was very expensive unfortunately, and I think no one had been in the house for a few weeks as it was freezing cold when we arrived. At the price, it would have been helpful if a few provisions were there (milk etc), and it was a shame that the cleaner had not emptied all the bins, particularly the bathroom ones.

    A traditional Fells house with a modern garden room giving great views. Step out of the front door and start walking! Nothing could have been better.
