On arrival we found a clearly not properly cleaned, not hoovered, not aired, smelly, neglected place. No cleaning equipment like e.g. bucket and cloth in the place, hoover blocked and full of dust. Cutlery the cheapest and lousiest you can get, no proper knife, no salad bowl, kettle on the go. After complaining the next day we got a salad bowl and a kettle, but an alleged professional carpet cleaner who had been sent round (no idea if he was actually there or not) could not detect any smell and therefore did not see the need to clean. We bought carpet cleaner, disinfectant, air freshener worth about 30 quid and did the best we could to make the place habitable. Things like heating, TV, washing machine etc were absolutely okay and worked, but no instructions or manuals for any of them, so had to work out ourselves how to get them going. The "original" floor tiles are exactly that: original 18th century, broken, uneven, underneath simply pebbles. Doors do not close properly. They look like old stable doors - just a few boards nailed together with spaces of half a centimetre between them. Our impression: Somebody bought this place with the intention of making as much money as possible with it without investing anything. This cottage is one in a row of three; the other two had proper floors, double glazed windows, proper doors, and had obviously got a new coat of painting not too long ago. Not this one.

On the plus side the cottage was warm and the beds were comfortable, we were also able to walk into Ambleside. There was a number of things in the cottage we felt could have been improved, more information about refuse and recycling, the extractor fans in both bathroom and toilet don't seem to work, the kitchen wasn't very clean, sofa etc not very comfortable, we feel that it needs some updating. We have stayed in many cottages over the years and never had cause to complain but we didn't consider this to be value for money.

This cottage is great for walkers. We’ve hired a number of places nr Ambleside before, as it’s such a good area for walks, and decided to compromise a bit on quality of accommodation to get within easy walking distance of eateries and pubs so we didn’t need the car if we didn’t want to cook! If you’re OK with a 20deg incline up the hill to bed (the road is called ‘The Struggle’!), then it’s less than 10min walk. Perfect! And for that hill, you get amazing mountain views from the windows. Also good for walkers: - no cream carpets to worry about - deep bath - much appreciated after hill walks! - can accommodate up to 3 adults (1 standard, comfy double, 2 less comfy doubles) On the downside, the compromise on quality vs staying further out of town: - the cottage furnishings / equipment is outdated. If 80s/90s decor and non-matching anything bothers you, look elsewhere (say, out the window at that view!!). - the bathroom and toilet rooms are very narrow, ie the toilet room has only about 40cm clearance in the doorway. Less beside the bath so some would need to climb in over the end - parking outside is difficult - multi-point turn required, uneven surface, and as previous reviewer says, getting out the drive is a challenge as it’s on a steep hill and a bend - other little niggles vs most other places we’ve stayed: no hairdryer; no small knife (thanks to previous reviewer who alerted us to take one!); only 1 large wine glass; 2 DVDs (we found more in oxfam!); the welcome guide useless (has very ‘retro’ info- no recent thought given to what would make a great stay); unsurprisingly, no visitor book (which usually gives good eatery / walk suggestions, or simply handy hints about how to get the fire to work... push hard!). On balance we had a lovely, refreshing week, due to the excellent location. We love Ambleside and there are some cracking walks. The cottage is a bit ‘unloved’ which is a shame as it could be idyllic; but with the introductory discount the price we paid was fair for the convenience of being so close to Ambleside. We’d recommend to walkers and may come again, but will look for others this close to Ambleside too.

We were very disappointed with the cottage. There were too many mismatched carpets and vases of faded and dusty artificial flowers. We arrived in pouring rain about 4: 30 and there was no heating on and no instructions for operating the system. The kitchen had an odd assortment of utensils. A small sharp knife would have been very useful. A safety warning about the exit onto the road would be helpful because it is on a blind bend and traffic cannot be seen coming down the hill. The view from the cottage is lovely and it is convenient for local amenities but we would not book the cottage again or recommend it.

Great location with beautiful views from every window. On arrival at this cottage I was disappointed with the downstairs living area it definitely would benefit with some updating. The mismatched carpets and door mats used to cover the slate floor spoil the overall look and all the old fashioned clutter prevents a proper clean. Lots of cobwebs everywhere. The cooker and fridge freezer are ancient. However everything works fine, heating and fire is good and but there is no information instructions for anything in the folder. It would have been helpful to know what time the heating was due to come on. However I would book again the views and location made up for the disappointment. The cottage would be cramped with 4 people as only comfy seating is 3 seater settee and 1 armchair.
