It was renovated as a family home with light space and the Norfolk countryside views at the heart of its design. Part of a cluster of similar conversions Hobland Barn looks over sprawling fields which can be viewed from the first floor balcony. Whilst it is the perfect rural location the pretty seaside town of Gorleston-on-Sea is only 3 miles away and if the traditional seaside experience is on your list of ‘to-dos’ Great Yarmouth is a little further at 6 miles away with attractions rides and ice cream galore for all the family. Hobland Barn is ideally placed to explore the National Park further inland. You can take out a day boat hire bikes or simply walk many miles along unspoilt water’s edge taking in the nature wildlife and simply just enjoying this unique landscape. History abounds in Norfolk and a trip to the fine city of Norwich must be on your list of things to see and do. With its castle at the heart and an array of cobbled lanes to explore it would take you all day and more to really experience all this city has to offer.\n\nInside Hobland Barn you can expect plenty of room for the 12 people it sleeps with two separate living areas and a spacious kitchen with a gas cooker range breakfast bar and large French doors that open out to the patio area swimming pool and enclosed garden. With underfloor heating luxury bathrooms and chandeliers this really is a ‘wow’ location to spend your break away. There are four bedrooms on the ground floor making this property ideal for larger extended families and groups. Surrounded by floor-to-ceiling windows in the living areas even a day spent inside is an enjoyable way to pass the hours. On the first floor is a large family living room large comfy sofas and French doors opening out to the balcony overlooking the garden and neighbouring fields. A further two bedrooms including the master en-suite compliments this large family property perfectly. Beach 3 miles.     The owner was very helpful especially since we had no hot water and the lights fused. But did mention to her the cleanliness which wasnt good .Our welcome pack was a packet of rich tea biscuitswhich isn't what we normally get from cottages booked on this site.This property is nice but could be better the furniture is tired and some of the beds are uncomfortable . As mentioned in previous reviews light bulbs need replacing . It was good but not great .

    On arrival we are very happy with this barn conversion , Lovely location , close to everything you need. The owner was very helpful and friendly Downsides were that the Barn needs some tlc , furniture is getting old , light bulbs not working , some of the beds are very uncomfortable , twin room beds have been Bodged together as the slats were all over the place, floorboards upstairs are coming up , so easily a trip hazards ( especially for children ) and the cleanliness overall isn’t great . We found the kitchen had everything we needed but there was no space for your food for the week so we were having to find any space we could . The heated pool was lovely! Kids had a great time in there . Note -the hot tub isn’t a bubble hot tub ( it’s just a tad warmer than the bigger pool but not very noticeable ) However , with the few flaws there were it did not distract from a very good family holiday .

    This beautiful and homely Barn was the perfect place for a gathering of 3 generations for a week. Plenty of space for energetic toddlers and dogs, and quiet spots for some r&r. The kitchen was well equipped (ignore previous reviews which say otherwise) and everything worked well. The only thing we found tricky was the lack of a large enough table to seat 12 (without moving heavy furniture around) but we managed outside and by using the patio table in the kitchen too. Beds were comfortable and nice linens. The hard floors throughout were fine for us (despite some toddler splats on the tiles!) as it was summer, but maybe a rug or two would be nice in winter. The pool was a big hit, and although it was sunny all week, we had it heated for the little ones (and Granny!). Great to be close to shops, beach etc and still in the beautiful countryside. The owner was really helpful, and we had a fab time making happy family memories. We'll be back and have already recommended to friends.

    Hi, a lovely barn for a group family holiday. The layout worked perfectly and the heated pool was a big hit with everyone.

    The barn was lovely and spacious. Overall we would recommend this place. However" - A couple of rooms were a little small and cramped - so i'd suggest going for 8 couples instead of 10. - Unfortunately half of the oven and hob weren't working - so it made cooking for our very large group a little difficult even though some temporary replacements were provided. - Value for money is good for all weeks other than when we went over NY as the prices increased ALOT!

    As I rent a house at least once a year for family and friends I do feel experienced enough to comment that this is the least well equipt and maintained house I have stayed in. An oven and all hobs not working ( not good for a Christmas Bkg), but in all fairness the owner did go out and provide table top oven and hobs to use. There is only one small frying pan, and the utensils are minimal. There are no appliance manuals for cookers, washing machines etc. Ice maker and wine fridge not working. The downstairs cloakroom loo takes over half an hour to refill the cistern. Embarrassing. Christmas Day we had no hot water or heating but a plumber did come out. No shaver sockets anywhere; no towel rails or shelves in two bathrooms so towels cannot be hung up to dry, and toiletries have to be on the floor. TV remotes on their last legs, and downstairs TV not really working. Stopped counting at 41 the number of light bulbs not working, the most inconvenient of which were over the front door and porch. Beds in the upstairs twin room had to have their slats positioned correctly and whenever the two people using those beds turned over the people in the double below could hear them. Really cheap and nasty. The floorboards in the upstairs lounge are lifting and are a health hazard. Our little one tripped and caught his toes. I could go on but would prefer to leave on a positive note. The barn and the location are nice but the owners really must reinvest some of the income this property generates for them as it deserves it.
