    Sitting room: With multi-fuel cast iron stove.
    Dining/kitchen: With electric oven and hob, fridge/freezer, washer, dishwasher and microwave.
    Cloakroom: With toilet.

    First Floor:
    Bedroom 1: Double bedroom with vanity unit.
    Bedroom 2: Family bedroom with a double and single bed, vanity unit.
    Bedroom 3: Twin bedroom.
    Bathroom: With shower over bath, and toilet.

    Oil fired central heating, fuel, electricity, bed linen, towels and Wi-Fi included. Cot and highchair available.

    Outside is a lawned garden and 2 gravelled patio areas with garden furniture and a beck running alongside.  Private parking for 3 cars. Payphone available. NB: There are significant drops within the grounds.

    Joans cottage in a great location and was a home from home. Only negatives were that the bins hadnt been emptied and a few diy jobs need doing : painting middle bedroom window doesnt open as it should so was closed during our stay making bedroom hot also cracked glasses in cupboard and coffee cups sticky and dirty But the house is to die for and we defo would stay again cleaning team just need sorting as this massively let the rental down Thankyou for letting us stay

    A beautiful secluded cottage whose main feature is the chattering beck alongside, providing a good place for a restful holiday. It's in a deep valley which faces east so might feel gloomy in cold or dark weather, but was fine for summer. A steep bridleway leads directly from the house up to Whinlatter Visitor Centre (20-25 minutes walk up; 15 down :)) for walks and mountain-biking. There's no local shop so all supplies will need to be bought elsewhere and brought in, but a local gallery sells tea and coffee as well as amazing artwork. We had a restful week.

    The cottage was comfortable and the amenities were quite good, although we were disappointed that some basic things like hand wash at the sinks and items like extra loo rolls and kitchen foil were not provided, plus there was no welcome package provided which is unusual these days. We loved the location, right next to the river, and the wildlife was fantastic, we saw red squirrels in the garden most days and the birds were amazing to watch each morning. The house feels like it is in the middle of nowhere and yet is so close to Keswick and all its facilities. It was great to have the entrance porch on wet days to leave boots, coats etc. to dry off. The bathroom was modern and the shower great, but some of the other rooms were a little dated and could possibly do with a bit of a refurb, the sofas were not very comfortable and a larger tv would be nice in such a big lounge. The garden was a lot smaller than the pictures implied and it definitely would not be suitable for young children or those with mobility issues. The access road to the property is very narrow and steep and the next house down the slope was being extensively refurbished which led to a few access issues with builders' vans and cars, but this is obviously a temporary issue and not something Joan's Cottage could do anything about!
