A deep clean is very much in need until this is done it is not fit for purpose. Its a shame Instow is a lovely place and we have stayed many times but certainly will not be staying here again

I am very surprised this cottage is available to rent. I suggest it is inspected asap. It is shabby, dirty and the kitchen is frankly unhygienic. We only stayed 5 nights, although we had booked 7. I would definitely not recommend this cottage to anyone.

Lovely cottage, views over Instow beach and sunsets are well worth it. Place needs an uplift as is a little tired but we were comfortable and we had all we needed. Due to cottage being that close to beach sand can get everywhere and if the breeze is up and windows are open it can blow into house however this can’t be helped that close to beach. On the whole we enjoyed our stay and would recommend to others.

Do not stay at this cottage! Absolutely horrendous. My husband, my elderly mother and doggie first time to Devon and Instow, our only holiday this year and wanted a special getaway with mum soon to celebrate her 80th. From the moment we arrived it was appalling. Smell hit us as we arrived, extremely dirty had not been cleaned, dead flowers in vase. My first job was to get the hoover which was in a real state covered in dog hairs and not been emptied and try to make mums room clean, not possible, mop was appealing too. No comfortable furniture to sit on, dirty saggy sofa. Mum found her room very cold wind whistling down chimney in her room, no window to look out of, no nice pictures, nothing, very dusty, big step into shower cubical. Our room same dirty covered in dusty, I suffered with nose infection due to dust which took two weeks to go after our stay. Kitchen dirty, very unhygienic, utensils minus pizza cutter which would be useful, cheap, broken, dirty glasses, plates, sticky floor. Hated to eat in. Broken blinds everywhere, opposite noisy pub, location. Dirty toilets, peeling paint, rust everywhere, uncomfortable beds, utility area, mould in bathrooms, everywhere, broken lights, list is endless. Instow beautiful place, we found a gem of a place and will return but stay clear of this place it definitely needs to be taken off. We had to go out every day for as long as possible to escape the dive. Our holiday was ruined, many tears shared. We all returned shattered. Disgusted. Didn't find out about the parking restrictions that were in place until days before holiday began.

The cottage is ideally placed and we enjoyed our holiday. However it is in need of much improvement. The interior is furnished inexpensively. The cutlery was cheap and breaking. The sofa was old and sagging. The mugs needed to go through a dishwasher to remove the interior staining. We couldn’t get the oven to work for us. Curtains were drooping from their runners. Two lamps did not have working bulbs and a full length mirror would be useful. The plumbing is efficient but very noisy. On the positive side, they left for us a vase of fresh flowers, a few provisions, a bottle of Prosecco, a newspaper and magazine. All of which we very much appreciated. The reason for saying we wouldn’t recommend it is that some people may be quite happy with it as it is, but others would expect it to be much smarter inside.

Nice place but the decor is a bit tired I personally think it's over priced but we did love our holiday who can't waking up to that view O the down stairs bedroom needs lighting up and lick of paint damp patches on ceiling and walls ...

Dog walkers paradise . We didn't have a dog but never the less great fun watching from the breakfast table. View right across the beach. The location makes up for all the little niggles. Don't expect 5 star luxury but enjoy clean comfortable beds and endless hot water. Oh, and a bonus for me, Sky Sports included. The Tarka trail was great, hire a bike in Barnstable which was very reasonably priced. Even had electric bikes for a few pounds more. all very flat route with no cars. We like a drink so the fact there were four great pubs that had great menus and three facing the beach. Sitting upstairs at The Boathouse enjoying a drink in the sun was so relaxing. The only shop is Johns superb supermarket with cafe. Very good quality and the Mushrooms with poached eggs and Strawberry Smoothie was to die for. Parking is a real issue but we left ours in the Quey car park. £5.50 for 24hrs. Fond memories.
