Situated not far from the pretty village green in the picturesque village of West Burton in the Yorkshire Dales National Park. With private parking a traditional village pub local store and butchers right on the doorstep this property really is a hidden gem. The cottage was tastefully restored in 2015 and is a perfect blend of traditional and modern style.\nEntering from the rear of the cottage from the private patio with two steps into a light-filled kitchen with stylish shaker style units and a full range of appliances. A small dining table takes centre stage and is perfect for breakfast or a cosy dinner for two. Step down into the living room and imagine being snuggled up on the comfortable sofas around the wood burner. A 42 Smart TV DVD player and CD player are there for your entertainment. The cottage has retained many of its original features including beams and stone nooks and crannies making it a lovely comfortable place to come and stay and a welcome pack and slippers are provided. The first floor has a comfortably furnished bedroom with a double bed and window seat to gaze out at the lovely views beyond. Fabulous cosy cottage, well equipped with modern kitchen and on suite shower room but still having the quaint cottage features , a lovely log burner in the lounge for cosy nights and electric radiators in all rooms, the enclosed garden was lovely for al fresco dining. We stayed 4 nights and was very comfortable in fact we didn't want to leave. The area is perfect for walkers and a good base for sight seeing other places , 4 days wasn't long enough to visit all we intended to see. West burton has a beautiful waterfall a couple of minutes walk from the cottage and some breath taking views all around. The owner lives next door and was very welcoming and friendly but left us to enjoy her beautiful cottage on hand if we needed anything . We would definitely like to visit again, highly recommend it

Excellent property for two. Good sized lounge and bedroom. Very well equipped. Outdoor space welcome. Perfect for evening g and t. We stayed the first week after Covid19 lockdown and the owner did everything she could to make us feel safe. Village lovely. Pub, shop and butchers. Own waterfall for evening stroll. Good local walks from the doorstep.

Had a call the day before from Pat to check final arrangements - such a lovely lady. The cottage is very quaint - if you are tall (as we both are) be prepared to knock your head several times - the doorways are very low in places - and the rainfall shower head is only just above 6'2" so we both were literally touching it if we stood upright in the shower. It is very well equipped - and the hamper is lovely (it has wine beer biscuits and jam in it). The cottage is very warm (we were there in winter) and we didn't need the log burner (although we lit it every night anyway) - the storage heaters downstairs never went off which seemed wasteful and the bedroom one never came on (although we like a cooler bedroom). Our cleanliness score is 8 because of the cobwebs everywhere at high levels, and unfortunately, although Pat apologised and explained why, there were signs of damp as a result of the storms with some mildew forming. There is a nice "locals" pub in the village and the food was fine (typical pub grub). The local shop was disappointing, and the one thing we went in for was in the fridge 3 months out of date - so we put it down and left as the owner was grumbling away at his one staff member. Obviously Pat has no influence over that sort of thing but that's why our local amenities score is low. We would certainly recommend Pat's cpttage and would certainly return. It was fabulous, and West Burton is lovely. Could imagine a cozy Christmas here!

This was my favourite cottage we have stayed in to date. Lovely and cosy with all that you need for your stay.

Lovely quiet village and gorgeous surroundings. Pat was very friendly and helpful. Only downside was too many steps for my severe arthritis, but overall excellent accommodation and fantastic shower!

Went for Christmas. It was perfect. Beautiful cottage. Pat the owner has put a lot of thought into the property. It is furnished to a very high standard. When we arrived we were greeted with a beautifully decorated Christmas tree in the lounge, a bottle of bubbly, bottle of local beer (Which my husband loved) and luxury mince pies. The log burner was ready to go and it sure did. Every thing was catered for. Shower gel, hand soaps, toilet rolls, kitchen rolls and cleaning products. The area is stunning especially from the bedroom window. The garden has a beautiful patio area. Good off road parking. Local Pub with restaurant, local shop and also butchers. Plenty of lovely walks in the area. The village is beautiful and not a rat run. We never went out in our car as love walking. Highly recommended

Best holiday cottage we have stayed in , nothing to fault at all . If we where ever to go that way again we would book Middle Cottage . Pat was brilliant , explained everything about the cottage and told us about the area and walks . We did two of the walks from the books in the cottage . West Burton is a lovely quiet village with a lovely waterfall only 5 minutes away . Michael and Janet

Amazing. One of the best places we've ever stayed in. Lovely outside and in. Great facilities, ideally placed for holiday, lovely owners and pub and shop steps away. We'll be going back again.

    Lovely cottage in great location.

Bank Holiday weekend - local village shop had very little stock. Local butcher (we have been advised is excellent) was closed. Tea rooms were closed. Unfortunately, food in local pub restaurant was very poor. We did not try them but bar snacks/food may have been better. The cottage was excellent10+. Pat and Pierre were excellent hosts and very helpful (above and beyond). The welcome pack was superb and could not be faulted10++. We are certainly considering a return.
