First floor 2 double bedrooms one four poster each with en-suite shower room and toilet. Beams throughout. \n Woodburner in living room initial fuel inc. Biomass underfloor heating elec bed linen and towels inc. Cot. Hchair. Five Freeview TVs. DVD and small library. StereoCD. Elec cooker. Mwave. Washerdryer. Dwasher. Freezer. Wi-fi. Enclosed lawned garden with patio and furniture. Portable BBQ. Ample parking. Natural water supply from borehole. No smoking. NB One step from back door. Water fountain in garden.\n This converted Grade II listed barn at the end of a row of four is located on a quiet sheep farm and has far-reaching views across the Axe Valley towards Seaton. It has been awarded 4 stars by Visit Britain and would be marvellous for two to three families accommodated in 4 bedrooms with 4 bathrooms. The heating comes from a wood biomass boiler and the electricity is via a 50kw solar panel array. You have freedom to roam 150 acres of green fields and woodland or sit out on the enclosed private patio with its water feature and revel in the beautiful scenery or watch the wildlife and farm animals. A children’s play area is available. Seaton with its mile long beach is 2 miles away with the famous Seaton and District Electric Tramway golf fishing and superb cliff walks. Lyme Regis with its Cobb offers good sailing and water-skiing. Visit the Donkey Sanctuary Broadwindsor Craft Centre Crealy Adventure Playground at Exeter or Bicton Park Gardens at Budleigh. The rich and rolling farmlands nearby are dotted with ancient market towns and mellow stone villages. The Blackdown Hills where gorse-clad hilltops descend through to secluded wooded valleys.     One of the best cottages we have stayed in. The location was great with Seaton, Sidmouth, Beer and Lyme Regis all within very easy reach whilst still allowing for a farm/countryside setting. Morganhayes forestry commision within 1 mile was the perfect wooded setting for our daily walks with our labrador off the lead. Colyton was very close with its garden centre, antiques centre, chemist, fish and chip shop and convenience stores whilst for more extensive shopping the Tesco in Seaton fitted the bill well. Weather was great which also helped by allowing us to have breakfast and lunch most days outside overlooking the countryside towards Axmouth and Seaton. Definitely worth a stay especially for 4 adults, 4 children and a couple of small dogs as the enclosed garden would keep all safe children and dogs alike.

    Celebrated a birthday with family. Great place to stay, lots of room, owner on site and very helpful. Can walk from the cottage around the farm. Helpful folder with detailed local walks of varying distances. Would consider again.
