Forming part of the Derwent Mill estate, it sits on the edge of the owner farm with sheep and horses, looking on to open fields and paddocks. Stone walls feature throughout the area, one of which encloses the yard to the front of the cottage. To rear is a generously sized, private, outdoor area, with wooden decking, garden furniture and uninterrupted views towards Ayton Castle. This lovely cottage is also ideally located for walkers or cyclists with great trails right on the doorstep. Cycling is also very popular in the area as this forms part of the Tour de Yorkshire route.

Dalby Forest is close by with cycle trails for all abilities and is home to the World Cup Trail, a challenging 4-mile route, or for beginners, there are plenty more leisurely routes. The cottage is an ideal base to visit all that Yorkshire has to offer from the North York Moors to the beautiful east coast, and coarse fishing available on the River Derwent. Beach 4½ miles.
